My place is close to Ski resorts, shopping, the lake , great views, restaurants and dining. You’ll love my place because of the outdoors space, amazing views. . My place is good for couples, solo adventurers, business travelers, families (with kids), and big groups.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. Likewise, guests who have already checked-in and who are found to have used the premises under false pretenses will be denied the return of the security/damage deposit and may be subject to further legal action to recoup costs which exceed the amount of the security/damage deposit. By signing below and/or sending a deposit to hold a chosen date, I agree to all terms and conditions of this agreement, and further agree that “(1040 Alpine way, Big Bear City, Ca 92314)” it’s owners, and representatives will be bound by the terms within these pages.

People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Security System: Guest will not tamper with security system on property. If the security system is tampered with in any way, Guest will forfeit no less than 50% of rental deposit.
PARKING – Parking is limited to ___4___ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
Hot Tub: is currently unavailable however the rules still apply. [No children under the age of 14 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers sanitize and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND OR SIT ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm. Do not leave the lid off when not in use or you will be charged.
The house and surrounding property are not "childproof," and the parents have full and sole responsibility to monitor and safeguard their children in and around the home.
[Fireplace: Please do not throw any paper or other combustible materials in the fireplace. Other than firewood]
[Water : The [cabin/property] is on a Sewage system. The mineral content in the water is high. During a drought, the water may have an odor or be slightly discolored. The water gets shut off after each stay. If the water is off when you arrive, the shut off valve is located near the bottom step of the staircase along with a wrench. Turn it back on. The plumbing will make noise after the water is turned back on. Hot water will take more time to heat back up during winter months or when it is cold outside. If a plumber or the housekeeper is called to check the water heater because you deem it to be broken and it is in fact not broken, you will be charged. Do not flush any paper towels, sanitary napkins, feminine products or anything that can clog the toilet down the toilets or drains. Guest will be responsible for all charges from plumber, should a plumber need to be called during your stay or after should the housekeeper find that a toilet or drain was clogged due to improper use.
No refunds will be given for storms or same day cancellations for any reason. [Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.] However, should all the roads in and out of Big Bear be closed due to a severe storm, we will issue a credit in the amount already paid for a future stay, subject to availability.
SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, We shall repair them. You agree to permit access to the House to make repairs. We shall not be liable to You in damages, and NO REBATE OR REFUND will be given for such temporary failure, provided We are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed. AMENITIES OFFERED: Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle You to any refund of rents paid. Amenities may be added or removed at the owners/managers discretion. Example: We may have advertised 4 DVD players; one may be out for service. That does not warrant any refund.
The internet and Tv may go in and out during your stay especially on high traffic weekends. This also does not warrant a refund or rebate to renter.
Do not cook anything in any appliances that will splatter everywhere. If it does, clean it up.
Guest is responsible for snow removal from steps. Shovels are provided. It is guests (and additional persons) responsibility to exercise caution around the property when ice is present.
Guest is responsible for cleaning up after themselves. Do not leave trash lying around, dirty dishes in sink or any excessive messes. This includes outside. Dirty dishes and excessive messes will incur and additional cleaning fee.
