My place is close to restaurants and dining, the beach, and family-friendly activities. You’ll love my place because of the ambiance, the outdoors space, and the neighbourhood. My place is good for couples, solo adventurers, business travellers, families (with kids), and big groups.
This property is in a great location in Cowes only minutes stroll to the beach and only minutes back to the shops. Your are required to bring your own sheets and towels or you can hire these. NO SCHOOLIES.
The property is spacious and very well maintained and clean. Plenty of room for all guests.
The property is fully self contained, however you are required to bring your own sheets and towels and pillow cases or you can hire these for an extra charge.
First National real Estate is open 7 days a week for any enquiries or issues you may have during your stay.
The Gas log fire is not in working order. But there is plenty of other heating at the property for you.
Guest Terms & Conditions of Short Term Holiday Accommodation
These conditions are an agreement between parties. Any infringement permits the Agent or Owner to refuse a key, amend the rental and/or terminate the Tenancy without refund. Variances can be agreed on but only by arrangement with the owner in writing.

We welcome you to view the property prior to booking either in person or on our website (URL HIDDEN)
Tenants hereby accept the premises as booked and cannot be relocated. With regard to telephone bookings we accept no responsibility for mis-description.
A $33.00 Booking fee (GST Inclusive) applies to all bookings taken by First National Phillip Island Real Estate for holiday accommodation.
This booking fee is NON refundable and additional to the rental accommodation charge and has been included in your fee.
Bookings are accepted by us in good faith as agents for the property owners. We cannot be held responsible for actions taken by the owner of the premises or other occurrences that are outside of our control.

Should any of the above occur every reasonable endeavour will be made to find alternative accommodation.
We accept no responsibility for mis-description of the property, particularly with regard to telephone bookings.
We cordially invite you to view the property prior to confirming your booking.
Deposit of 50% non refundable is required to secure the booking and due within 7 business days of the booking being made. Payment of the rental deposit constitutes the clients acceptance of these Terms & Conditions. The balance of the total rent is to be paid in full 30 days prior to occupancy. You are able to direct deposit payment into our account or we also accept cash, cheque, money order or payment can be made via credit card (a surcharge levy of 2% of will apply for Visa or MasterCard). If this time has already lapsed, full payment will be required as soon as possible.
At the time we receive a deposit and confirm your booking you will be asked to supply our office with a copy of your credit card and licence, you will also be asked to sign an original copy of these terms and conditions. Failure to supply these promptly may result in your booking being cancelled.
If cancellation is caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made, due to the property being re-let then a $50 cancellation fee will apply. No refunds will be made for early departure or refusal to stay at a booked property.
Arrival and Departure Times
Arrival is between 2.00pm & 5.00pm. Departure time is 10.00am prompt.
All keys may be picked up and must be returned to our office at 60 Thompson Avenue, Cowes.
It is the guest’s responsibility to advise our office if they will be late or have been delayed during business hours to arrange alternate key collection. The Agent cannot be responsible for alternate accommodation or any other costs when guests arrive after hours if no prior arrangement has been made.
Keys will not be made available until ALL monies have been paid in full. Arrangements for the collection of keys outside of office hours should be made prior to arrival, a $22 fee applies. Keys must be returned to our Cowes office upon departure. If keys are not returned to us, a key collection fee will apply.
Metre Box Drops
This is an after hour’s service ONLY.
We do acknowledge that it is necessary, especially with international guest’s flights arriving after business hours and public holidays, but it is not a service we offer within business hours.
All properties are let WITHOUT LINEN. Tenants must supply their own sheets, towels, pillowslips & tea towels. Linen is supplied for the Motorcycle GP. Linen hire is available through, Glenda’s Linen Service – (PHONE NUMBER HIDDEN) or
Southcoast Laundry Services – (PHONE NUMBER HIDDEN), should you require this service.

Please note all holiday properties are NON SMOKING. No cigarette butts are to be left on the premises, inside or outside.
Under instruction from our owners we are unable to accept schoolies bookings as we do not have the policies, procedures or resources to accommodate these bookings.
Pets are not allowed unless you have booked a specified pet friendly property.
Accommodating extra persons
Setting up makeshift structures i.e. tents or caravans and accommodating more persons than the property permits is prohibited.
Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
The Bass Coast Council bylaws state that loud noise cannot occur outside the following hours:
Monday – Thursda(URL HIDDEN) 7am – 10pm Frida(URL HIDDEN) 7am – 11pm
Saturday & Public Holidays 9am – 11pm Sunda(URL HIDDEN) 9am – 10pm
All properties are located in residential areas and the agency asks that the tenants are considerate regarding noise after the legal requirement.
It is a breach of council regulations to light fires in the open at any times.
The Agent reserves the right to resolve any dispute on behalf of all the involved parties.
The Tenant must vacate the premises upon demand of the Agent or Owner without refund upon breach of this agreement. Infringements include incorrect information supplied to the agency upon booking the property, causing malicious damage to the property being/causing a public nuisance, excess noise, accommodating more persons than agreed setting up makeshift structures or ignoring warnings or requests from the agent.
The Agent or Landlord can make an inspection of the premises upon demand.
Lost & Forgotten Items
Please check carefully before you leave the property, as we cannot guarantee any items left in properties will be found and returned to you. If at any time you request lost items to be returned by post, it is a minimum $20 charge , and we will require Credit Card details, this will also incur a + 2% Credit Card Surcharge. All lost items will only be held at our office for 1 (one) Month.
Our phones are always diverted to the after hour’s phone. Please be aware that this is for emergency calls ONLY, and any unnecessary call outs will incur a $55 (inc GST) cash fee.
You, the Guest, indemnify the agency against any liability which may attach to the agency as a result of damage, injury or loss being personal or proprietary suffered by any person where damage, injury or loss has been contributed to or caused by any act or occasion of the tenant or his visitor. These conditions are an agreement between the parties. Any infringement of the above conditions permits the agency to refuse a key, amend the rental or immediately terminate the booked stay.
As the Tenant you are responsible for any damages, breakages or loss incurred during the term of your occupancy. These are to be reported as soon as it occurs and/ or replaced and paid for.
Please assist by leaving the premises clean and tidy, with cutlery and cooking utensils washed and put away, beds made and in the same condition as it was presented on arrival. Additional cleaning fees may be charged to return the property to its condition when you arrived. A fee of approx $50 or more may apply. If, upon occupation, the property or contents failed to meet acceptable cleaning standards every endeavour will be made to rectify the problem. However, this shall not constitute grounds for cancellation or refund.
First National Phillip Island Real Estate participates in the Bad Books register. By accepting this booking you hereby agree that if you or any occupant covered by this booking, including any guests, breach our Terms and Conditions then your Name, Phone Number and Email address along with details of the breach/breaches may be disclosed to the property landlord and/or other agents participating in the Bad Books register. First National Phillip Island Real Estate reserves the right to cancel a booking where a guest is already in the Bad Books register.
Privacy Act 2000
The personal information the Tenant provides or that which is collected from other sources is necessary for the Agent to verify the Applicants identity, process and contact tenant. The personal information collected about the Tenant may be disclosed for the purpose for which it was collected to other parties including the Landlord, our staff, our cleaners or contractors if a problem arises, the police (if a problem arises) referees, financial institutions, other agents, third party operators of tenancy reference databases and other third parties as required by law. Information already held on tenancy reference databases may also be disclosed to the Agent or Landlord.
If the Tenant would like to access his/her personal information held by the Agent, they can do so by contacting the Agent at
60 Thompson Avenue Cowes 3922. The Tenant can also correct this information if it is inaccurate incomplete or out of date.
I have read and understand the above statement and consent to my personal information being forwarded to the above if necessary.
CONDITIONS OF BOOKING
THE PROPERTY IS EXPECTED TO BE RETURNED IN THE STATE IT WAS FOUND. FAILURE TO DO SO WILL RESULT IN CHARGES TO YOUR ACCOUNT. PLEASE ADVISE OUR OFFICE IMMEDIATELY UPON ARRIVAL SHOULD YOU IDENTIFY ANY ISSUES (ie. bins already full from previous tenants). FAILURE TO DO SO MAY RESULT IN THE ISSUES BEING CHARGED TO YOUR BOOKING. THIS INFORMATION AND MEASURES ARE TAKEN TO ENSURE A CLEAN AND COMFORTABLE STAY FOR ALL OUR GUESTS.
There are two outside bins provided, one for recycling, (yellow lid) and one (smaller) for household waste. Please use appropriately. We appreciate guest putting bins out the front of property on departure or on bin night for Council collection during the week. Please take any excess rubbish with you. Anything left at the property will incur a removal fee between $35.00 to $100.00 approximately, depending on the amount of rubbish needing to be removed.
DISHES AND KITCHEN:-
Please ensure kitchen area is clean and dishwasher is empty. Failure to do so will result in a $40.00 charge.
OVEN & FRIDGE:-
Please clean any spills that may occur. Failure to do so will result in a $40.00 charge.
BATHROOMS AND TOILETS:-
Please leave these areas clean. Failure to do so will result in a $40.00 charge.
Please ensure BBQ and all utensils are left clean. Failure to comply will result in a $40.00 charge.
If gas bottle runs out, please call our office for confirmation of where a spare may be. Otherwise we will reimburse you the cost of a ‘swap & go’ upon providing us with a receipt.
