In the heart of Boulder, our home offers all the amenities needed to feel right at home. We are in close walking distance to Pearl St Mall, the CU campus, restaurants, bars, microbreweries, shopping, and all the recreational activities that Boulder has to offer. Located in a highly desirable, small neighborhood perched on a bluff just north of Pearl Street, the views are expansive and above the treeline of downtown Boulder.

If there is a chef in your party, the kitchen is sure to please. With professional style Thermadore appliances including wine fridge and heat lamps, you have all the tools to turn out an amazing dishes for your party. Our pet peeve with traveling is having to purchase all the small ingredients needed even for simple dishes. Not the case here. From a variety of premium olive oils, sea salts, and vinegars to a well stocked spice cabinet, feel free to take a little and leave a little. If you come when the garden is in bloom, fresh vegetables and herbs are right outside the door. The kitchen openly adjoins the living and dining spaces in the great room, creating a very social environment.
The master suite is located on the second floor of the home, which features a king bed with built in reading lights and private bathroom with double vanities. Also on the upper level is a second bedroom/den and bathroom. This spare room can be used as a private den or pull out the queen plus sized sleeper sofa for an additional bed. This is not your average sleeper sofa – it is a new American Leather Comfort Sleeper that does not disappoint for a great nights rest. American Leather is the only manufacturer with a sleeper sofa that uses a memory-foam mattress that’s made of Tempur-Pedic’s Tempur material (no springs or bars). The third and fourth bedrooms are on the main floor past the office nook and are separated by an additional full bathroom. One has a queen bed, the other a full.
We have a full washer/dryer, central heat and AC, high speed internet, 2 flat screen TV’s, ceiling fans in every room, grill, and full patio sets front and back.
This is our primary residence, so no large parties are allowed. The garage is an owner lockout area and will not be accessible.

CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 10 A.M.
This is a NON SMOKING unit. Incense and fireworks are also not allowed on the property.
Any other person in the property is the sole responsibility of the renter.
This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Guest agrees to keep the property and all furnishings in good order.
Guest agrees to only use appliances for their intended uses.
PETS are permitted only with prior approval.
No damage shall be done to unit or its contents, beyond normal wear and tear.
All debris, rubbish and discards will be placed in dumpster and soiled dishes placed in dishwasher.
Any keys provided will be left inside the house upon departure.
All charges accrued during the stay will be paid prior to departure.
No linens will be lost or damaged.
No Early check-in or late check-out unless otherwise agreed on.
NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, maid service is not included.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – There is amble free street parking in front of the house.
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Under such circumstance, no refund of rental fees or deposit shall be provided.
We migrated to Colorado from Illinois and southern California to enjoy all the beauty and mountain sports this state has to offer, and haven't regretted a day of it. Often we can be found wakeboarding, hiking, skiing, biking or enjoying a favorite camping spot. There's nothing we enjoy more than coming home after a day of activities to pop some corks and lay down a wonderful meal with friends.
