You will appreciate the unique floor plan, perfectly designed for groups or families with children with 4+ bedrooms and 4 bathrooms (enough so that everyone can get ready quickly). 15% tax and $500 refundable deposit must be added to the total.
If your reservation is made fewer than 30 days prior to check-in, it must be paid in full, in addition to the $500
refundable security deposit, by using a check or credit card over (SENSITIVE CONTENTS HIDDEN) (renter will pay for all fees assessed by
(SENSITIVE CONTENTS HIDDEN)). There is a $25 charge for returned checks. We do not redeposit returned checks. The check must be
replaced with a money order, cashier's check, or credit card within 5 days.
All other reservations must be paid in full 30 days prior to check-in so that the time period is not reserved for another
HOUSE and AMENITIES
All equipment should be in working order when you check in. Please report any inoperative equipment or problems
to the homeowner immediately. You can expect a courteous and professional attitude to problem solving, and we
will make reasonable effort to resolve the problem promptly.
However, under no circumstances will there be a reduction of rent for any mechanical or other failure of air
conditioners, fans, dishwashers, refrigerators, washers, dryers, kitchen appliances, cable/satellite TV, television,
VCR, DVD Player, hot tub, recreational games or any other appliances or amenities. These items are furnished as
a courtesy by the owner and are not guaranteed.
I understand this is a four bedroom, four bath house with an extra sleeping area. I understand the house is
beachside and not beachfront and that this house sleeps 13 comfortably.
A charcoal grill and fire pit are provided. Grilling or having a fire of any sort on decks is a fire hazard and is
strictly forbidden. The grill and fire pit must be used on the ground level.
MAINTENANCE AND EMERGENCIES
If you have a problem or need something, we'd like you to call us immediately because we want to make sure that
you have a trouble-free vacation.
Sheets and towels (one wash cloth, hand towel and bath towel per person) are supplied for you to make the beds
and you will have the appropriate amount of linens to suit the number in your party so please remember to update
this document in writing before you arrive. There may be more linens in the house than what your group requires,
however, please note that you will be charged for any additional linens you use at the rate of $3.00 per item. You
must let us know if you need linens for any of the convertible beds.

Bed linens will be supplied in the house in closets, on the beds and in bins on the ground floor. Towels will be left in
the bathrooms. Everything will be ready for you to kick your shoes off and relax! Please be sure all linens stay in the
home when you leave or you will be charged $20 per item missing. It is appreciated if you could place all the bed,
bath and kitchen linens and towels you use in the laundry room at the conclusion of your stay to aid our staff in
counting linens upon your departure.
WHAT TO BRING
Food, condiments and staples, coffee filters, paper towels, plastic wrap and aluminum foil, trash bags, dishwasher
soap and dishwashing liquid, bath soap, shampoo, toilet paper, charcoal, beach umbrella, beach chairs, beach
towels, beach toys, sun block and the kids! Do not worry if you forget- there are nearby shops where these items
TELEPHONES, FAXES, INTERNET ACCESS & MAIL
A telephone is available in the home for free local calls and incoming calls. Also available is wireless internet. Under
no circumstances should guests contact the telephone or internet/cable providers for repairs. Additionally, guests
should not accept any collect calls or incur any additional charges from our service providers. If this rule is violated,
the guest is responsible for any and all charges plus a $50 service fee charged by the homeowner.
Check-in time is after 4:00 p.m. Please allow our housekeeping staff time to prepare your vacation home properly.
There is plenty to do while you wait - enjoy the beaches, tour The Strand or do some shopping. Sometimes it may
be necessary to delay check-in beyond 4:00 p.m., but that is extremely rare.
Keys will be left in a secure lock box in a designated area of the property. Please email or call us to obtain the
current lock box code on or prior to your day of arrival.
Check-out time is 10:00 a.m. Check all doors and windows to make sure they are locked and then return the keys
to the lock box and close the lock box securely so the code is not visible. Please do not forget to fill out the survey
and give us your comments in our book on the second floor before you leave! Please plan for a timely departure as
our cleaning staff depends on it. There is a late departure fee of $100 an hour.
To assist our staff and also so that you do not incur any additional cleaning fees, when you leave:
• Please keep clean towels in shelves of the second floor closet
• Please keep clean bed linens in shelves of the second floor closet
• Please strip the beds you have used of linens (light blue sheets and pillow cases). To avoid additional
cleaning charges, please note that the duvet covers should not be removed from the comforters and pillow
shams should not be removed from pillows. The comforters and shams with their covers and pillows should
remain on the beds (only used towels and the light blue flat and fitted sheets and light blue pillow cases
need to be removed from the beds and placed in the utility rooms). Extra pillows, comforters etc. should be
returned to the shelves of the second floor closet
• Place the bed, bathroom and kitchen linens you used (towels, sheets, etc.) in the laundry room in the
• Wipe down the kitchen counters and sweep.
• Load and run the dishwasher and remove your food from the fridge.
• Place trash securely in the large trash cans in the garage. For departures on Sunday/Monday please place
trash can at the end of the driveway in the front of the house. All trash must be securely bagged. If your run
out of space in the trash bins, that is okay as long as the trash is in bags. Please note that is picked up on
Monday only. All other days the trash bins should be kept in the garage.
• Place chairs, furniture and other items back the way you found them.
• Turn the central air off and turn off the AC and/or heat unit in the game room. Also, it is appreciated if you
conserve energy while you are not in the house by turning off lights and AC/heat.
• Make sure that both the hot tub/spa pump and warmer are turned off and are not running.
• Let us know by teleph(PHONE NUMBER HIDDEN)) followed up by an email (EMAIL HIDDEN) ) if
there are any items that broke during your stay or that you discovered that require repair or maintenance.
HOLIDAYS AND PEAK SEASON RENTALS
We prefer the following:
A four-night minimum stay for the following holidays: Memorial Day, Labor Day, Thanksgiving and during Spring
Break weeks in March. There is a three-night minimum for Christmas/New Year's Day. Holiday rental rates have
different rates from other periods.
During the summer Peak Season, there is a minimum seven-night stay, and check-in days are preferably Sunday.
Usually, with the exception of holidays and Peak Season rentals, guests may check in on any day of the week.
We work very hard to maintain a quiet family atmosphere for the enjoyment of our guests and neighbors. We will
rent only to family groups and responsible adults over the age of 25. Any use of the home for purposes other than
families or responsible couples who are adults over the age of 25 must be addressed at the time of the reservation.
Occasions such as parties, weddings, bachelor/ette parties, receptions, company gatherings or picnics are not
allowed without prior written permission from the homeowners. We do not rent to prom groups, school or
graduation groups, fraternities or sororities or youth groups with or without adult supervision. Adults cannot rent
properties on behalf of underage guests under any circumstance, even if adults intend to supervise
underage guests. Guests must comply with these Rental Policies and all subdivision restrictions. A refundable
security deposit is required and will be forfeited if any of the terms and conditions in this agreement are violated.
No more than 17 guests may enter or stay at our home at any time. The house sleeps 13 guests comfortably and up
to 19 guests in total, No exceptions are made. The house is strictly non-smoking both indoors and outdoors.
Children must be supervised at all times to ensure their safety!
Up to four cars may be parked in our driveway. Please use the driveway only and not the street or the lawn for
SAND and the HOT TUB SPA
Please use the outdoor shower and/or wipe your feet to limit sand in the house. Under no circumstances should
sand, soap or any other harmful substance be placed in the hot tub spa. Do not walk on the spa cover! Do not plug
any electrical devices in any outlets near the spa. Do not use any glassware or breakable items in or anywhere near
the spa. Do not enter the spa without rinsing off all sand from the beach. If sand gets into the spa, it will
damage the motor. No more than four individuals can occupy the spa at one time. The use of the spa is strictly at
your own risk, and if you have never used a spa or are unaware of safe practices in or near a spa, then you
should not use the spa.
NO PETS and NO SMOKING
No pets or smoking are allowed on this property. This means no pets or smoking inside the home or outside in the
garden, lawn, decks, verandah or driveway. A violation will result in a $500 fine.
During your rental period, you and your guests are responsible for any damage to our home or in our garden or
anywhere else on our property whether accidental, intentional, by theft or by vandalism. It is much appreciated if
you let us know rather than us discovering the damage after you leave. We have a ZERO TOLERANCE policy for
any damage to our property. We take it personally – this is our home!
Non-compliance with the rental contract, these rental policies, occupancy rules, subdivision restrictions,
pet restrictions, or any illegal activity or conduct creating a nuisance, waste, hazard or disturbance are
grounds for immediate eviction without refund.
CANCELLATIONS, REFUNDS & SUBSTITUTIONS
We understand that there can be unforeseen emergencies that could cause you to cancel your reservation. We'll try
to work with you to resolve the situation. However, please note our cancellation policy:
• We do not give refunds for rainy days or overcast skies.
• We do not give refunds for hurricanes or mandatory evacuations during hurricane or severe storm threats.
In such an event you are required to leave. We strongly recommend that you take Trip Cancellation and
Travel Interruption insurance - remember Hurricane mandatory evacuations!
• No refunds will be given for early departures.
• Power, cable and telephone outages occur occasionally on Galveston Island and they are out of our
control. We will report the outages if you let us know; however, no refunds will be given due to outages.
• There is no refund for appliance, plumbing or mechanical failure, utility failure, or circumstances beyond
our control. Please understand that we will try to resolve the problem as soon as you notify us.
• In the event that a reservation has to be cancelled, this must be done in writing. It is the guests'
responsibility to verify that we have received the cancellation notice. We will try to re-rent the cancelled
period. If the period is re-rented and confirmed, the amount paid will be refunded less a $75 cancellation
fee. If we are unable to re-rent the canceled period, money paid will be forfeited.
LOST & FOUND
We are not responsible for items left behind on our property. We will make an attempt to locate lost items, but
cannot guarantee that we will find them. Please check the house carefully before leaving. There is a $100.00 fee to
search for and/or retrieve lost items, plus shipping fees. The fees can be paid by check or your credit card via
(SENSITIVE CONTENTS HIDDEN).
You are required to comply with the below enumerated policies and local laws.
• House occupancy will not be exceeded.
• Loud music and noise is prohibited.
• All cars and guests must be registered with the homeowner. Homeowner will be notified of any changes to
this form before or on the date of arrival.
• Posted street signs such as those regarding speed limits and parking will be obeyed.
• Cars will not be parked on the lawn, the neighbor’s driveway or the street.
• Only people with a valid driver’s license will operate a golf cart.
• Motor homes, RV’s, campers and tents are prohibited on this property.
• Barbecue grilling and use of the fire pit is strictly prohibited on the decks and verandah or in the home or
pergola. These activities are a fire hazard and should not be performed on or inside any wooden structure.
• The house and property are non-smoking. Smokers will have to leave the property to smoke and must
also dispose of cigarettes butts off site.
• Fish will be cleaned where caught. The remains will be carefully wrapped in plastic bags and placed in the
exterior trash bin.
• Garbage should be put in securely tied plastic bags and placed in the trash bin provided in the garage and
then placed in the receptacle at the front of the house.
• Beach dunes are off limits at all times! You may be fined up to $10,000 for any walking, standing, driving
or digging on dunes. Use the wooden dune crossovers to get to the beach.
• Open fires and fireworks are prohibited.
• All debris you create must be removed from the beach. Glass containers are not allowed on the beach
• In the case of an ordered or suggested evacuation either by the homeowner or any governmental entity,
you must leave the property. The decision to re-enter is solely at the discretion of the homeowner.
This beach house is our home away from home and we spend a lot of family time enjoying it. We are VERY
SERIOUS about the non-smoking policy and the no pets policy. Also, this is not a bare bones beach house, it is very
much a home, so please understand the $500 cash deposit will not be refunded until we have had an opportunity to
check the house for damage.
This rental of our beach home is at will and on a day-to-day basis, and each Guest agrees that only one days' notice
to vacate is required pursuant to Chapter 24 of the Texas Property Code, and that no notice to terminate the Guest's
tenancy with respect to any vacation home is required pursuant to Chapter 91 of the Texas Property Code. To the
fullest extent allowed by law, each Guest waives any notice or other requirement that a "Landlord" is required to
provide to a "Tenant" under Chapter 92 of the Texas Property Code. To be effective, any notice or request for
disclosure by the Guest with respect to the rental of the vacation home or otherwise with respect to these matters
must be in writing and delivered to our business address.
The rental of our home is made with no implied warranties of merchantability, habitability, fitness for a
particular purpose, or any other kind and each vacation home is rented in its present condition, "as is - with
all faults". You expressly disclaim any and all warranties whether found in statute or common law.
Notwithstanding any other provisions in this agreement, Guest shall indemnify, defend and hold harmless
the owners of the house, their employees, agents and representatives, and all of their successors and
assigns (hereinafter referred to as the "covered parties), from and against any and all losses, claims,
damages, liabilities, causes of action, costs and expenses (including reasonable attorneys' fees) for
personal injury, property damage, or death arising from or in connection with Guests’ rental of the house
and property, right of access to the house and property, occupation or condition of the house and property,
use of the house and property, and/or arising out of or relating to this agreement, regardless of any
negligence, gross negligence, or strict liability in whole or in part on the part of any of the covered parties
and regardless of the form of claim whether at common law, strict liability, negligence or under any statute
These Rental Policies and the rental contract constitute the entire agreement regarding the rental of the vacation
home and unless incorporated herein and therein, there are no other oral representations, warranties, agreements
or promises pertaining to the rental of the vacation home. All the terms of this agreement shall be construed in
accordance with the laws of the State of Texas, and exclusive venue with respect to any matter arising out of or in
any way relating to the rental of the property or the terms of this agreement shall be in the State District Courts of
Galveston County, Texas.
The terms and provisions of these Rental Policies may be revised and amended at any time by the homeowner in
writing, and if so revised and amended shall be furnished to the Guest prior to the Guest's occupancy of the vacation
home, and the revised terms shall for all purposes be considered effective and binding upon the Guest, as so
revised and amended.
