My place is close to Oeiras Gardens and Palace of the Marquis of Pombal, 10 min walk to train station to Lisbon and 15 min walk to Santo Amaro beach. The apartment is located near supermarkets.
Guests personal information:
All the guests must provide their identity documents for registration at check-in time, one for each guest, according to the mandatory provisions of applicable law (a) of the nr. 1 of the article 45th of Schengen Agreement Application Convention (SAAC)). Please note that the confirmation of your personal data through the identity card is required. A refusal to present the id card will make it impossible for us to host. Your personal information will be communicated to local foreigner’s public security. Being a performance required by a Country Law we do not need your consent.
Common areas – Everyone is to clean up after themselves or any guests in common areas. The common areas are cleaned once a week. This mandatory cleaning service is provided by the landlord by the price agreed with the tenant.
Bedrooms – No food or food wrappers. The trash is to be kept in rooms at all. The bedrooms are cleaned at least twice a month and bed linen and towels changing service is done once a week. These mandatory cleaning services are provided by the landlord by the price agreed with the tenant.
Bathroom – Should be cleaned out after each use and when needed. The bathroom is cleaned once a week. This mandatory cleaning service is provided by the landlord by the price agreed with the tenant.
Kitchen - Should be cleaned after cooking. All dishes and cookware should be cleaned after used and left to dry, then to be put up in proper area.
Cleaning Supplies - Purchased by tenant (laundry detergent)
No more then 4 guests at a time, unless discussed and accepted by tenant. Only 1 guest can stay the night and for no longer then 1 day, unless discussed and accepted by Landlord. An extra 140 € will be added to rent fee for a guest that stays (sleeps, showers, eats, uses utilities) with tenant for more than a week, with permission from landlord.
The rental property is a non-smoking property. If smoking in the balcony, all cigarette butts need to be properly disposed of in a trashcan.
Drug Use :
Any type of illegal drug is not to be brought around or used in the house. Any violation of this rule and the authorities will be contacted and tenant will be evicted.
Noise should not be loud enough to bother any one in the house or for the sound to travel out of the room with the door shut. If it does, when asked to turn down the first time should be done immediately and not raised again. Quiet hours between 10 p.m. and 8 p.m.
No pets are allowed in the apartment.
Conflict Resolution :
Each tenant will strive to develop mutual cooperation and good feelings with all other tenants. Should disagreements arise, each shall try to resolve the dispute in good faith using clear communication. If disputes continue thereafter, the tenants will discuss with landlord and come to a conclusion with the landlord’s decision or by a vote.
As required by law, the landlord may enter the tenant’s room only for the following reasons:
a) in case of emergency;
b) to make necessary or agreed-upon repairs, improvements, supply agreed upon services as cleaning;
c) exhibit dwelling unit to prospective or actual purchasers, mortgages, tenants, workers or contractors;
d) when the tenant has abandoned or surrendered the premises;
e) pursuant to court order;
f) inspect living area of tenant to make sure all rules are being followed.
