This home is a beautiful 1920's structure, featuring the main home (4 bedrooms/2 baths). The adorable cottage which features a full kitchen/bath/Living Area/Queen bed is offered in a separate listing with the Main House. Each has their own separate driveways. The garden features a canopy of 10 Oak trees, each @ 200 years old with a very mature and well maintained landscape. While this is not my main home, it is very well maintained and I am in close proximity. As an experienced B&B operator, every detail of your stay shall be attended to. By design, each room is spacious and private. This home is about relaxing and enjoying your home, away from home. Whether you take joy in quiet time on the front porch or on one of the slate outdoor patios, or a short walk over to Starbucks, or one of the many restaurants and shopping in walking distance, you will find your stay in this home and location a blend of access to some of the best of the city, yet tucked into a garden haven in an exquisite home setting.
Your access will be over 2300 square feet of space, featuring the main house, less the cottage. There is close to an acre of land tucked under mater Oak trees in a lush, private landscape and all gated. Your sole access will be via a keypad at the breezeway entry. I can meet and introduce you to the property, or if you prefer to access on your own with keypad, this will be fine providing everyone thoroughly reviews the house rules in advance.
I will be available to assist with whatever needs you may desire during your stay. This statement was made by an AirBnB guest who was in Paris during a moment of crisis. It speaks well of those of us who chose to be caretakers. This home is dear to my heart and I think you will enjoy it's calming ambiance within the home and grounds, contrasted by the high energy surrounding the area.
There is parking for 2-3 vehicles comfortably in the Main House driveway. Additional vehicles can park on the side street. I am a licensed Realtor in the state of Georgia. While I do not live onsite, I personally manage the reservation schedule and onsite maintenance in great detail. My goal is to ensure that this home will exceed your expectations. My request of you is to ensure that you have every guest read the house rules/manual, which was derived from guests experiences with this home. This home offers many unique amenities but if you do not understand how to operate these features, it can not only cause problems and impact your liability. The person booking this reservation is responsible for all of your guests behavior. If a guest is new to the Bnb concept, they need to understand it is not a hotel and therefore being respectful of this home and community is fully understood.

*No loud noise, no gatherings are allowed on property. Due to the spacious size of this home and the grounds, it is ideal for small events. Any intent to hold an event shall require approval in advance of your reservation and may require an additional fee. Please provide the date/hours/# of attendees/purpose of/# of vehicles planned for any such event.
While check in time may be flexible, it shall depend on guest calendar day prior.
*ALL guests must read ALL of the house rules, (which also include the house manual), and follow the instructions to operate each feature of the home. A copy will be located on the counter top.
*The house is not childproof space. By booking this home, you accept all responsibility and liability for keeping your children safe.
*There are 2 driveways. One is accessed at the front of the house on Bellemeade. It is a shared drive entry, so please be sure to park in the parking pad and/or in the right side of the drive. DO NOT BLOCK NEIGHBORS DRIVEWAY or park in PORTICO, or past portico. The parking area can house 3 cars, utilizing the parking pad.
Because this is a corner lot, the second drive is located on the side street, Tallulah. This driveway can house 1-2 cars. Should you need more parking, you must use on street parking on Tallulah. Equally, Uber is very accessible throughout ATL.
*The entry into the house is on a key pad which will be shared at check in. Guest entry will be accessed on the left side of the house, inside the gate. (In summer months, please be careful not to trip over the drip line to the HVAC. It is there to water the 200 year tree.) Your entry door enters into an enclosed breezeway, which separates the main home and the cottage. This will be the sole door that guests will enter/exit during your stay.
*All doors and gates are to remain locked during your stay with exception to the gate you enter to access the keypad. Be aware the keypad, from the inside can be disengaged by turning the slide lever to a vertical position. This is useful when you have people coming and going, but leaves the door unlocked. DO NOT leave lock in this position when away from the home.
*ALL GUESTS ARE TO REMOVE THEIR SHOES UPON ENTRY. There are slippers/socks in the entry area for your use. Please place used items in laundry basket upon departure.
*UPON DEPARTURE, load and start dishwasher & wet laundry in washer. Remove all garbage from inside to outside bins at departure. PLEASE separate garbage from recyclables into correct bins or City will not pick up!! Turn OFF ALL lights, adjust all 3 thermostats to 78 (summer) & 64 (winter).
*Sonos/PA system consists of 4 components (2 AMPS, CD player, speaker box), which are all plugged into one power strip. Please do not leave system running all the time. Not only a waste of energy, but it will heat up and blow a fuse. When not in use, UNPLUG power strip from the wall. When you plug power strip back in, you must then manually push the power button for the 2 AMP components.
*Both kitchens feature granite and limestone counter tops and a porcelain farmer sink. Please DO NOT place or leave WET or ACIDIC items (like red wine), directly on the limestone or in sink, as it will permanently STAIN. There are coasters for drinks and the bamboo chopping block should serve as your preparation area for drinks and foods.
*Please turn off ALL lights when AWAY DURING YOUR STAY and at departure. There are an abundance of motion lights outside so do not leave the porch/stoop lights on overnight.
*Kitchen Maintenance: Do not leave perishable/exposed food out overnight. There are splatter screens to use if cooking with oils or high heat.
* There is a recycle bin (plastic, glass, cardboard), in the main house located in the pantry or toss in outside BLUE recycle can. Rinse items, break down cardboard, before placing in outside blue bin. It is important to separate garbage from recyclables or City will not pick up!! ALL garbage and recycle MUST BE PLACED in outside bins by 8PM on Wednesday's and bins must be moved to the road curbside for early AM pickup.
*There are 3 refrigerators. Two in the main house and 1 in cottage. Ice dispensers are located in both homes. Please be mindful of the ice chute in the main house. When dispensing ice, the cubes OFTEN stick together and clog the chute causing an alarm to sound. Simply open the freezer door and remove any ice stuck in the chute and pick up any ice that may fall on the hardwood floor. Thank you!
*The kitchen faucets are a high quality porcelain cartridge. Please be careful to gently push the faucet in the on/off position.
*The main house kitchen sink has a disposal. However I request that you please use this ONLY to rinse your dishes. All food products should be disposed of in the garbage can bin and emptied in the outside receptacle when full or with odor.
*The cottage kitchen sink does not have a garbage disposal. Please dispose all food products in the garbage can bin.
*The TOILETS ARE ALL LOW FLUSH, as required by the City when new construction. BE mindful to place excess tissue in the trash container versus flushing down the toilets. Otherwise, you will have a clog! Showers are also low flow, as required by the City for water conservation.
*In the master bath shower, allow the shower fan to run (with the shower door open to the inside of shower) when showers are complete. The shower was custom built to accommodate a tight fitting door, which ONLY opens to the inside of the shower.
*In the winter months the master bath will have heated floors. Do not leave towels/bath mat on the floor for extended periods. It may cause the floor heating element to over heat.
*When using the washer in the main house, do not run the HIGH SPIN cycle. It will cause the washer to go out of balance. Leave washer door cracked after wash cycle complete to allow inside basin to dry. When using the dryer, please remove lint after dry cycle complete.
*Where you find a light switch taped/switch blocker, it is for a reason. The master bedroom and main kitchen have over head ceiling fan/lights that should only be operated by their respective remote, which is easily located in that room. Please keep that remote in its perspective location for all to find.
*There are 3 total thermostats, 2 in the main house and 1 in the cottage. The one in the front room of the house controls the front of the house up to the kitchen. The second thermostat is located in the master bedroom and controls the rest. The thermostat in the cottage controls that space and the enclosed breezeway/mud room separating the cottage from the main house. Please do not keep AC below 70 degrees (the ceiling fans are in every room and of greater benefit to you and I) or heat above 70 degrees. Please adjust all 3 thermostats prior to departure to 78 in summer and 64 in winter.
VERY IMPORTANT: When turning on gas cook top in main kitchen, ALLOW GAS IGNITOR to run and reach a flame before turning knob to desired temperature, to avoid circuit failure, WHICH THEN REQUIRES GOING INTO THE CELLAR AND RESETTING THE BREAKER! If flame does not ignite within 3-5 seconds, turn off, allow gas to clear and retry.
