We have tried to make Bracken Howe the best possible Lake District experience for larger groups - more like staying at a friend's country residence than hiring a holiday let.

Bracken Howe is a five-bedroom property of genuine quality and elegance. Modern, but with many of the original elegant Victorian features retained and restored. High ceilings and large rooms reinforce the feeling of spaciousness.

Our policy of constant improvement has included replacement of all the beds with new high quality Vi-Spring or Hypnos mattresses. Two of the bedrooms include romantic four poster beds with views over the fells.

The policy of ensuring good quality furniture and fittings to enhance your holiday experience is also reflected in the remainder of the house with: Orla Kiely toiletries provided (hand wash, shower gel, shampoo, conditioner, body lotion) an Aga gas and electric cooker, Villeroy and Boch cutlery, Denby tableware, Raymond Blanc pans, Meile white goods, Multiyork furniture, Naim and Bose audio systems, a curved screen 55" Samsung TV with sound system to mention a few.

A further feature which has been appreciated by guests, particularly when the weather is poor, is the full Sky TV subscription including BT sport. The value of being able to watch a football match or other live sports event or gathering around together of an evening to watch a Sky movie has been commented on by many previous guests.

The quality of the property and the facilities on offer were independently assessed by ‘Visit England’ in April 2017 and Bracken Howe was awarded its highest Five Star Gold rating.

Bracken Howe was built in the early 1880s as a property of Victoria elegance and sophistication. Modernisation has taken place mindful of maintaining this original character with with many original features with original woodwork, the service bells in the kitchen, the roll-top bureau in the dining room and the clover leaf occasional table. The original geometric Victorian tiled floors in the hall are a feature of the house as is striking pitch-pine staircase.

To summarise, using the words of another guest: “An elegant house of a bygone era with every modern facility and convenience.”

(As part of our policy of continuous improvement some decoration, fixtures and fittings may have changed since the summer of 2014 when the video was made but the clip will give you a real flavour of the house and the setting.)

Description of sleeping capacity:
2 king size four poster ensuite bedrooms, 1 ensuite bedroom with zip & link beds offering 2 twins or a superking, 1 twin bedroom & 1 double room share a master bathroom.

- Luxury white towels and slippers provided.
- Range of Orla Kiely toiletries provided.
- One toilet roll is left in each bathroom ready for your arrival.

Children:
2 high chairs, 2 travel cots and 1 baby bath can be made available upon request. Please supply your own cot bedding.
There is access from the rear of the house to a field and parents should be aware that an unfenced beck/stream runs along the perimeter of the field about 50 metres from the house and ensure that children are watched at all times.

Kitchen:
The kitchen is well equipped to cater for large parties having a wide range of utensils and cooking accessories e.g. food processor, blender, cake tins, range of cookery books etc. Tea towels, kitchen roll, oven gloves and apron provided. Includes ice machine and Le Creuset portable wine cooler jacket. Samsung American style fridge/freezer.
Large AGA dual fuel range cooker with double oven, grill, plate warmer, 6 ring gas burner and griddle. Separate slow cooker.
Meile dishwasher (starter pack of dishwasher tablets included)
Villeroy and Boch cutlery.
Two dinner sets - Denby Praline, John Lewis Queensbury Hunt.
Variety of Dartington crystal glasses and everyday range.
Plastic glasses available for use in the hot tub.
There is a cupboard set aside containing useful consumables for guests to use e.g. salt & pepper, herbs, vinegar, flour, castor sugar, tin foil, cling film. The contents of this cupboard do vary.
Coffee cafetieres and expresso/cappuccino maker

Fireplace:
Coal fire in lounge. Starter pack of coal and kindling provided (September-April). Please note that the fire is not suitable for burning logs.

Utility room:
2 washing machines, tumble drier, clothes airer, iron and sun loungers.

Sitting room:
- Window seat with panoramic views.
- 3 Multiyork sofas comfortably accommodate 10 people.
- Open fire & fire guard.
- 55" 3D Curved 4K TV with sound bar, Blu-ray player, full Sky & BT HD sport package.

Entertainment:

Televisions and satellite tv: The lounge features a 55" 3D 4K curved Smart TV, sound bar, sub woofer, blu-ray and Bose music system. The Snug has a 40" TV with blu-ray. All bedrooms feature 32" Smart TV's (blu-ray players in 4 of the bedrooms)
The property has a comprehensive Sky Package including Sky Sports and BT Sport HD.

There is an extensive DVD collection in the dining room. The Sky package includes a wealth a channels including films. Sky can be watched in the bedrooms.

The snug has a Nintendo Wii, Xbox 360, Kinnect and a Playstation 3. Controllers for games consoles and a range of games for all ages are provided.

The dining room has a Naim mu-so music system with Bluetooth, WI-fi and Internet radio. Bedrooms are equipped with clock radios some of which have Bluetooth. The lounge has a Bose system.

In the dining room you will find a wide range of board games, books, toys and DVDs.

The Snug contains a 40 inch TV, games consoles and a full size Yamaha electric keyboard with stand. The sideboard in the dining room contains a wide selection of board games, jigsaws and Lego.

OUTSIDE

There is an open aspect to the rear of the house give panoramic views of Loughrigg Fells.

Hot tub: There is a hot tub in the garden that comfortably fits 6 adults. The hot tub is available throughout the year although is not recommended for children under the age of 12 years. The open views of the fells can be enjoyed while relaxing in the hot tub, perhaps enjoying a (plastic) glass of wine.

The property has a high quality ratten dining table and chair set near the BBQ and hot tub. Cushions are stored in the utility room April - September along with sun loungers. This is suitable for enjoying outdoor meals or a BBQ whilst enjoying the views.

There is also a raised outdoor seating area and table on a raised decking area as you enter the garden from the dining room.

Lighting is available so the garden and hot tub may be enjoyed in the evening.

The garden is grassed and has views across Rothay Park to Loughrigg Fell & the Fairfield Horseshoe. Entry to the Kelswick field at the rear of the house has been provided by a gate and steps.

Bicycles are available for rental locally (within a 5 minute walk). Secure bike storage is available at the property with prior notice.

Well kept public tennis courts available less than a 10 minute walk away. Equipment is available to hire in Platts Park.

The house is 200 metres level walk from central Ambleside.

There is off-road parking for up to 5 cars.

Secure bike storage is available upon request in the summer house.

Guests have full access to the house apart from the cellar which is used for storage.

The property has a detailed access statement that can be provided upon request. Bracken Howe is not suitable for wheelchair users as there are steps at both entrances and there is no downstairs shower room.

Whenever possible we try to be on hand to greet guests but 4-6 weeks prior to arrival we contact guests and provide them with additional information including the key safe code so they can let themselves into Bracken Howe. This is especially useful if guests arrive late in the evening .
On the hall table there are folders containing numerous contact numbers in case guests experience a difficulty.

In addition, a refundable housekeeping bond of £300 is required. This will be returned assuming the house is left in a satisfactory condition.

Midweek breaks (Monday 4pm - Friday 10am) and long weekends (Friday 4pm-Monday 10am) are available at certain times of year. At peak times, only full weeks are available, but we will try to be flexible.

Normal changeover for weekly breaks is a Friday. For Christmas and New year weekly breaks the changeover days move depending when Christmas falls.

Bracken Howe is a much loved home, and our family lives here for part of the year. We would be grateful if guests would bear in mind the following:

Bracken Howe is strictly a no smoking property.

Sorry no pets or large hen or stag parties please!

Bracken Howe provides self catering accommodation and you are, therefore, requested to leave the property clean and tidy when you depart.

The Housekeeping Bond may be applied against any reasonable excess cleaning and/or replacement of any damaged property, furnishings, fixtures and fittings.

Loss of keys incurs a £90 charge.

We accept no liability for loss of, or damage to, personal possessions while you are staying at the Property.

You can arrive at the Property after 16.00 hours on the Arrival Date of your holiday and you must leave by 10.00 hours on the Departure Date.

You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs. We will provide prior notification before doing so.

You cannot allow more people to stay in, or to visit, the Property than the maximum of 10 adults (without the prior permission of the owners in writing), nor can you significantly change the makeup of the party during your stay in the Property.

Children are welcome at Bracken Howe, but must be supervised at all times by a responsible adult. Please note there is an unfenced river in the park about 100 metres behind the property.

To leave all doors and windows secure and to switch off TVs and audio equipment when the Property is not occupied and when leaving the property.

To keep and leave the Property and the furnishings, kitchen equipment, crockery, glasses, clean and in good condition and to place rubbish in the outside bin provided before leaving.

Not to cause any damage to the walls, doors, windows, furniture, artwork or other fittings of the Property nor to do anything that may reasonably be considered to cause a nuisance, noise or annoyance to us or to any other occupier of adjoining or neighbouring properties.

To accept liability for any damages and breakages caused by any member of your party.

To take care of the hot tub: with maximum of six people at any one time to avoid an overspill of the water; not to sit or stand on the hot tub cover; use only plastic glasses for drinking (these are provided); and to replace the cover on the hot tub immediately after use, including overnight. No children under the age of 12 should be permitted in the hot tub at any time due to potential health hazards for children.

Camping in the grounds of the house is not permitted.

Not to play ball games in the garden (the windows are over 100 years old).

Not to leave the fire unattended when lit; to use the fire guard provided; and to use only coal as fuel (the fire is unsuitable for logs).

Not to remove, disconnect or change the connections of the TVs, audio equipment or other appliances.

Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible. It is essential that you contact us if any problem arises so that it can be speedily resolved.

If there is a breach of the above obligations we can refuse to hand over the Property to you, or can require you to leave it. We reserve the right to treat any of the above circumstances as a cancellation of the booking by you and the housekeeping bond may be withheld.

USE OF THE HOT TUB
Regular maintenance is required to keep the hot tub clean, safe and in tip-top condition and this servicing takes place early in the morning on Fridays and Mondays. The complete water changes are on Fridays and it takes a few hours to reheat.
We would also ask you not to use the hot tub at unsocial hours as noise can travel and we wish to maintain good relations with our neighbours. We would therefore request that you restrict use of the hot tub to the following times: Saturday to Thursday 8am -10pm; and Friday 4pm - 10pm.
Please shower before entering the hot tub if using deodorants, body washes, make-up and fake tan, which can react with the chemicals in the water and/or block the filter.
Broken glass cannot be seen in the water and can be dangerous, so glasses (including beer bottles) are not permitted in the hot tub.  Plastic wine glasses and tumblers are provided for you to enjoy a drink while in the hot tub. These are kept in the dresser in the dining room. 
Please keep alert in the hot tub as the heat can make some people drowsy.  It can be unsafe to use the hot tub alone. Children should also be supervised at all times and the spa is not suitable for children under 10 years old as it can cause fitting due to the heat.
A light in the roof of the covered arch will come on automatically when you are within 2 metres of it.  Hooks have been fitted for hanging towels and dressing gowns, and spa slippers have been provided for adults in the party. 
Operating the Hot Tub
Lifting the cover to open the hot tub: (This is much easier with two people). 
1.     Undo the four clips securing the cover to the base.
2.     Lift the front half of the cover and fold it back over the back half so it is doubled up. 
3.     Lift the doubled up cover into the vertical position.
4.     The hydraulic mechanism should automatically hold the cover upright in the vertical position.
5.     Secure the cover in the vertical position using the string provided by looping the string over the curved U-shaped part of the lifting frame which will now be between the two halves of the cover.
PLEASE DO NOT STAND, SIT, LIE OR PLACE ANYTHING ON THE HOT TUB LID.  New covers cost around £400.
The blue bromine float must be removed as you enter the water and replaced when finished.
The on/off switch is to the right on the control panel, when looked at from outside the tub.  The switch next to the on/off is for air jets only, and pressing the same button will alter which jets come into use.  The next button is for full jets and this can be used in conjunction with the air jets.  Further along is the button for the lights within the hot tub. Finally, the temperature control, and this can be moved up or down using the appropriate arrows.  It’s all fairly straightforward so just keep gently pressing the buttons until you find a setting that you like!
As soon as you leave, please replace the cover so the heat is kept in for your next use.
The optimum water level is just above the top jets, so if the water is below this, please use the hose pipe to add more water.  It can cause damage to the jets if the water level is low, so this is important. If over 6 people are in the hot tub then water may overflow and need refilling.
PLEASE DO NOT SWITCH THE HOT TUB OFF AT THE PLUG UNDER THE HOLLY TREE.
THE HOT TUB MUST BE PLUGGED IN AT ALL TIMES TO MAINTAIN THE TEMPERTURE. ENJOY!

Bracken House is superbly equipped and ideally located for both great walking and the shops in Ambleside. We were made to feel very welcome during our stay. Thank you for pulling out all the stops for us.

This is an absolutely sensational house. I had pretty high expectations but Bracken Howe outdid them. The location is unbelievably good. The house is brilliantly equipped. Contact with the hosts was prompt, efficient and friendly. I will definitely return.

A truly amazing house. A wonderful location, spotlessly clean, well equipped with everything you could think of and a true credit to its owners. Bracken Howe is absolutely spectacular. It has been decorated and equipped to the highest standard. Little touches such as slippers, chocolates on your pillow, toiletries in each of the en suites and a full hamper on arrival make the experience even more memorable. From the outset the host was incredible. We had lots of information on the property, what was provided, recommendations on things to do and places to eat. On arrival at the house, we were completely overwhelmed by how beautiful it was. It was stunning and is the best holiday home we have ever stayed in. Everything was perfect. Too much to mention but the crisp white bed sheets, fluffy towels, hairdryers in every room, newly decorated living area, the grand dining area and a kitchen which has every utensil, and appliance you could ever imagine. There were lots of games, DVD's and computer consoles to keep the children occupied. We are truly thankful to the host for allowing us to stay in her beautiful property. A true luxury house with very accurate descriptions. We were speechless as the owner really had thought of everything and it was apparent that this is a home which is very well cared for. We loved the hot tub too. We will definitely return after what was a memorable stay. I just cannot recommend this property highly enough. It deserves a 5 star rating across the board as it was a truly lovely experience in every way. We would like to extend our gratitude to the host for allowing us to stay at this amazing place.

Everyone who stayed at Braken Howe in our party really loved everything about the property. We were a group of 7 in the end and there was more than enough room everyone. The house is really well sited in Ambleside just a short walk from the centre. Janet was very attentive in replying to any questions I had both before and after confirming the booking and the whole stay went without any problems. A welcome hamper was left on arrival for us which was a really lovely touch. The fact we also managed to use the hot tub on a clear winters night was the icing on the cake for a great family and friends holiday.
