This is one of the most unique condos in Panama City Beach. The location is in a residential neighborhood directly on the gulf, near the marina and Grand Lagoon. Being a 20th FL end unit with a 270 walk-around balcony and five window facing west.

This Condo has magnificent views on the East end of Panama City Beach and away from all of the bumper to bumper traffic. It offers breathtaking sunsets and views of the coastline and the bays. The wrap around balcony will allow all of your senses to enjoy this oceanfront paradise. Unquestionably the best views in all of Panama City Beach.

The Master bedroom has a king size bed with a door leading out to the balcony directly overlooking the beautiful Gulf of Mexico. Master bedroom has a TV/DVD combo for you viewing pleasure. The master bath is spacious with separate shower and tub.

Second bedroom has a queen bed, TV, DVD and sliding door leading out to balcony with spectacular views of the bay. This balcony wraps all the way around the west end of the building to connect with the beach front balcony.

Third bedroom has double bunks, TV, and DVD. All three bedrooms plus the great room feature outstanding water views.

The den/dining room opens onto the balcony and has 5 large picture windows on the west end of the building that allow a beautiful panoramic view of the Panama City Beach coastline from the entire living area. Sit anywhere in the main living area and view the most beautiful sunsets in the world.

Kitchen is fully furnished with upgraded stained cabinets and stainless appliances including solid cooktop with oven, refrigerator with ice-maker, dishwasher, microwave, coffee maker, blender, mixer and more. Laundry room, with large washer and dryer, is just off kitchen.

You can also enjoy 2 beach front pools, 1 hot tub, game room and exercise room during your stay. St. Andrews State Park is within 1/2 mile and Schooners restaurant is just next door with its fabulous seafood menu.

You have unlimited use of resort facilities. Beach service is available for an extra fee. Parking is limited in high season.

This is a family owned vacation property. We are pleased to share it with your family. We are not affiliated with the resort. If you wish to rent from the resort, please contact them directly. The photos accurately reflect the furniture and design the family picked out.
Bear in mind we are very protective of our 50+ five star ratings for this unit. As such you need text us about anything we may have missed upon arrival. We will respond that evening or the next morning. If is an issue of housekeeping- we retain a professional housekeeping service and will send out that night or the next morning. Should you be unhappy with anything we will refund our portion of your stay but you may stay the night.
We are not responsible for areas managed by the resort. These include public areas, elevators, shops, food and beverage outlets, on site rentals, garage parking. This is a highly rated resort and if you anticipate problems in any of those areas you will not want to rent from an owner. You can rent directly from the resort.
In the case of weather event, such as a tropical storm or hurricane, we follow the standard Florida state recommendations and fully refund our portion the remainder of the scheduled stay.
We are renting you our vacation home and you will have access to all the resort facilities, (some, like beach chair service and spa service are fee based and not included unless specified otherwise). The resort operates and maintains all areas outside of the condo itself. We do not. Again, if you wish to you should rent from the resort itself and not an individual family if you require more remedies than we can provide. This is a family owned vacation home and that is what we are renting/sharing.
For issues regarding appliances, plumbing, and a/c heating – we will schedule the first available service company. We know the best local service people.
Should any issues occur within the condo itself after the first 24 hours we will respond to remedy them. If we are not able to do so to your satisfaction, we will refund the remainder of our portion of the stay plus one night’s rental fees. The important thing is to let us know by text immediately about any issue so that we may respond. We can fix most things quickly
Your vacation is one of the most important events of your year. Don’t spend it being dis-satisfied. Some guests are unfamiliar with renting a family owned vacation home. It is not the same as renting a hotel or resort managed condo. If you feel anything is misrepresented or not properly addressed check out and contact Airbnb. Our owners are adamant about guest satisfaction and our refund policies meet industry standards.

Pack beach towels. Bath towels are for use inside the condo only.
Smoking is highly restricted -limited to surround balcony only.
No noise policy is enforced 9 at night to 9 in the morning.
Here are some common-sense tips from the locals who live at the beach:
...Condos are wind tunnels. Once the sliding doors are open and the front door gets open all the 95% humid air and 95degree heat blow right into the condo - it takes the a/c unit hours to recover. When that happens visitors often turn down the thermostat; Bad idea; that overloads the system and it freezes up. Be patient but keep balcony doors closed.
Leave the thermostat at 76 for daytime and 74 at night. Once the a/c coils freeze over you have no a/c for up to 24 hours - or more. Note the ceiling fans - every condo has them. They are a wonderful aid.
Same logic applies to the fridge. Visitors often fill the grocery cart and then the fridge. That is fine, but keep in mind it will take overnight or longer for the fridge to reach temperature. Turning down the fridge and freezer controls - you guessed it- overloads the unit and it will freeze up; don't change the dials;
...Sunscreen, buy it, use it. Nothing is worse than sunburn and the various medical problems both long and short term that come from sunburn. Keep an eye on your group - pink skin needs immediate care;
...Ice and coolers. You are at the beach. This is the time use your cooler. Keep drinks in the cooler - not the fridge and everything is improved. This alone will help your A/C and fridge and keep you cool; Remember too most folks need more water in hot weather;
...Alcohol and sunshine are not a good combination. Locals will tell you -sitting around the beach/pool drinking alcohol drinks can result in alcohol poisoning. Looks good on commercials but not in practice.
.... Black- foot. We have the dirtiest sugar white beaches in the country. Walk across the beach or even down the exterior hallways and you will leave black foot prints in the shower or tile. Using the foot washing stations helps a bit but mostly with sand, not black foot. Do use the foot wash stations and not the swimming pool for a foot wash
Packing up:
...parking and elevators are overloaded this time of year. Take your time, be kind; don't ride up to ride down; makes it worse for everyone;
...clean the kitchen, start the dishwasher, remove the trash; option - start a load of towels;
...check-out is ten a.m.; Sorry - no late check out during summer season; TEXT (PHONE NUMBER HIDDEN) ON DEPARTURE – It gives housekeeping a head’s up to start cleaning. Enter your condo number on text.

The condo was very spatious and nice. The pictures accurately show what the condo looks like. The beaches and water were gorgeous and having Schooner's next door was a big win! Mike was very responsive to any questions we had and was a wonderful host. I loved the idea of us texting when checked out to alert the cleaning crew they could begin work. This allowed us an early check in, which was very nice and appreciated.

The first thing everyone needs to know is the condo was not clean upon our arrival. We all get charged $140 for cleaning, we got ripped off. And the pictures do not accurately describe the condo. First, There was pubic hair on the bathtub in one of the bathrooms. We also found makeup and black hairs all in the sheets, as if a dog had been sleeping in them. This was bothersome traveling with small children. We were forced to clean all the Linens and bathrooms the night of our arrival. We contacted the host. He did send a cleaning crew the next morning. However, we missed them. At that point he called us liars and told us to get out. Despite all the photos we sent him. We stayed However, because we had already cleaned the condo ourselves at that point. We went to Walmart and bought blankets to avoid the stained comforters. Second, The pictures do not describe the condo accurately. Everything is really old, for example, the couch is terribly wore and faded and the mattress are concave. All the comforters are stained. Also know that the host offers a pack and play. It was completely disputing. We never even touched it it was so gross. I recommend one of the other condos at this residence. Everything except the cleanliness of this particular condo was great. I'll go back again but stay in another condo.

We asked these guests to leave after a few hours which is rare but they chose to stay. They sent conflicting texts from three phones asking for payments while denying access to three staff members. We documented everything with Airbnb and suggested they pay nothing and leave.

Great condo! Nicely appointed, very comfortable. Views are amazing, great beachfront. Restaurant next door is very good and it was a real bonus to have it next door. We would definitely return.

The condo was just beautiful and very welcoming. It was everything that the listing said it was and more. Our host Mike was very gracious and helpful when we reserved the place. We really had no need to contact him during our stay due to the fact that the place is very well maintained and we had no problems at all. I can't wait to go back next year

The place was perfect! The most beautiful view ever! Everything was very clean and pretty. When we had questions and contacted Mike, he was very fast to respond and very helpful! The trip was Amazing!
