Please be respectful of other guest and park within the marked parking spaces.

Please be mindful of tending to your laundry in the common space.

Please be courteous of noise after 10pm.

Our rental periods begin and end on a Friday. The monthly rate is for 4 consecutive weeks/28days (starting and ending on a Friday).

We require the following for ALL rentals regardless of the booking source:

1. Signed Rental Agreement. You will need to provide the following information to Host to prepare your rental Agreement:
~Legal names of all occupants,
~Home/Physical address,
~Phone/contact number for all occupants
~Personal email addresses.
~Above information must be provided within 12 hours of a confirmed booking.

Once we receive the above information, we will prepare the rental agreement and email it to you along with our Credit Card Information Form to be completed.

2. The signed rental agreement and credit card form must be scanned to PDF and emailed back to our office by 12 noon the next business day after receipt along with the following:
~Completed Credit Card Form on File with our office.
~Clear Copy of Driver Licenses of all adult occupants.
~Clear Copy of Passports for all occupants. (Non-US citizens only).
~Copy of Vehicle Registration.
~For guests with rental cars: A Copy of Vehicle Registration for rental cars is due in the office within 24 hours of check-in.
~For properties requiring application and approval by the HOA Board, all required HOA Application forms must be returned with the rental agreement (Bardmoor & Indian Springs Colony Property).

~For guests with pets: Our Pet Policy provides spayed/neutered dogs and cats up to 25 pounds with the following:
~There is a $200 Non-Refundable Pet Fee
~Pet Addendum to our rental agreement and
~Certificate(s) of Health from a licensed Veterinarian with pet name, breed, age, weight (not to exceed 25 pounds) and current rabies and other vaccines, spayed /neutered and cats must be declawed.


IMPORTANT - Reservations are not considered confirmed or guaranteed until the signed rental agreement and all requested documentation has been received by Host.

This Is A Smoke Free Unit: Tenant agrees there shall be NO SMOKING/VAPORING inside the premises and a premium/penalty of $1000.00 will be charged for any smoking/smoke/vapor/e-cigarette odor in the unit. (Smoking is permitted outside and away from the building so as not to affect the air quality of any other unit or tenant in the building.)

By booking a reservation you agree to all of the above requirements.

Overall, this stay was a positive experience and the apartment served me well. There were pros and cons: Pros - The unit itself was very nice. Tidy, attractive, and had every accommodation I wanted. There were plenty of stores nearby to go shopping and a park or two as well that I walked to. Check-in was smooth, the neighbors across the street even helped us move-in our things, they were very sweet. We loved the bridge on route 60, the view was amazing. Cons - I ended up feeling a bit unwelcome by the management. Registering to stay at this unit was exhaustive, including car registrations and a thorough leasing contract. A procedures binder in the room instructed us further on prohibited activities, mandatory check-in/out procedures (like washing all linens), and had a detailed list of the price of every item that we would be charged if broken. I understand it's all for legal reasons and maybe there were guests in the past who made it necessary but it ended up being somewhat off-putting especially when being a good guest was already my priority. There was also a misunderstanding about the check-out date and I was directed to the contract and lectured about the potential consequences of my misreading it. It truly was an honest mistake and I offered to pay for an additional day on my own but it ended up reinforcing my feeling that this was a business transaction and nothing more. Nonetheless, the apartment was nice and it served me well for my first home in Florida. I would recommend the apartment if you are able to spend a bit more and if you are looking for a more formal living arrangement instead of something neighborly.
