The stylish open plan living and dining area comes complete with a state of the art kitchen with a breakfast bar overlooking views of Arthur's Seat. The lounge has stunning interiors with a 52inch television compete with BlueRay DVD player. The balcony doors open up to give panoramic view of Edinburgh.

The master bedroom comes compete with kind size bed and en suite with bath tub and shower. Plenty of storage space and with mounted TV and did player. The 2nd bedroom is large and features a double bedroom. The main bathroom features a power shower and toiletries are supplied.

The apartment lends itself to those who like to enjoy life. It's an open plan space ideal for entertaining. If your are the traveller who is ahead of the trends, who enjoys style over substance then this property is for you.


Access to the apartment is via Broughton Road EH7. There is an elevator from the ground level to access the apartment in the 3rd floor of the newly built city centre development. Car parking is available at the rear of the building in a secure parking bay.

Car Park Pass will be available upon way into the apartment. Please make sure you display this on your car window during your visit and please make sure you leave the parking pass before you vacate the premises.

The apartment is not ideal for babies or young families. Its owner is a socialite so dogs and babies are not ever on the agenda!

The apartment does not offer WIFI facilities. Please be aware of this before you book.

1) urine on toilet seat on arrival 2) toe nail clipping amongst other dirt sweeped up 3) dirty marked towels with dry white patches 4) musky smell throughout 5) not in location bubble as advertised- considerably further from city centre 6) no wifi as advertised 7) bin had not been emptied 8) cutlery, kitchen glasses, cups, plates and chopping board dirty 9) inside of fridge dirty 10) basic amenities meant only one soap bar included for use between two bathrooms (we purchase more ourselves!) 11) no space in the bathroom for, anything - we felt we were intruding in someone home as a result 12) dishwasher hadn't been emptied and had dirty kitchen wear in. Overall thoroughly disappointed. Our party have used air BnB several times between us and never had any issues. After requesting a partial refund I received a rude response from the host. This accommodation is over priced considerably and is at best student accommodation, should not be offered as a professional short term property let. Weekend partially ruined as a result poor accommodation. Would not recommend this property or host.

The apartment was dirty with stained towels and sheets. The cupboards of the main room were locked. We could not hang up our clothes. There was not even a chair for the clothes or the suitcase. In the living room there are only two stools. Two of us had to have breakfast standing. There is no dining table. The glasses were chipped and the cuttlery not in good condition to use because of the broken chrome layer. In the bathroom there was no free shelf or rack for the toilet paper and for our toilet bags. Correct location, 20 minutes walk to the city centre. A bit noisy at night because of the traffic.

Thanks for your response. Clearly your expectations were incredibly high for the fee you paid to stay in the apartment. The apartment caters for groups of up to 6 people and nowhere in the description does it suggest that I have a dining table in the apartment. The open plan kitchen and living space has lots of room and the breakfast bar has only two stolls for a reason- it's called style. Something perhaps you are not familiar with... The bedsheets and towels were all clean and in fact one of the bedrooms sheets were brand new. If you wanted a 5 star hotel you should have booked the Balmoral Hotel but that would have cost you £600 per night each room for two guests. You had 3 nights for 4 people at this price. I'm insulted that you have made these comments when I tried to contact you shortly after your check-in to find out if everything was ok to which I had no response. I waited for 3 hours on Thursday night to welcome you given your late arrival and allowed you to stay until 13:00 on a late check out on Monday but clearly no thank you or respect of my time or my home was appreciated. I sadly would not recommend your and your guests to any AirBnb member. You are the kind of people who expect everything but give back nothing. Learn the value of what you pay for.

This was the second AirBNB apartment that we have stayed in during our many visits to see friends in Edinburgh and we weren't disappointed on this occasion either. The apartment is conveniently placed for easy access to the City centre/Botanical gardens/Leith, although it is located next to a very busy junction on a main road and significant traffic noise can be heard inside. It was reasonably clean, uncluttered and comfortable and suited our purpose, though we were only in the apartment for a few hours during the mornings and evenings. There is easy on-site parking, though it is a little difficult initially finding the apartment from the parking area. Phil wasn't there to greet us, but had made other arrangements, which worked out ok.

We stayed at Phil's apartment for 2 nights to celebrate my husband's birthday. The apartment was spacious enough for two couples to stay and having two separate bathrooms was brilliant. Parking was free and very convenient. The pub over the road was lovely and came recommended by Phil. We participated in the pub quiz on the Sunday which was great fun, although we didn't eat here the food looked really good too. The city centre was about half an hour's pleasant walk away through some lovely streets with historic buildings and houses. There was a bus stop just outside the apartment too if you were unable to walk the distance. Phil was a great host and met us at the apartment, gave us some tips and kept in touch via the Airbnb app. There was milk, butter and breakfast foods available for us and toiletries and towels too. Everything had been thought of and we wouldn't hesitate to stay again.

We really loved staying at Phil's apartment. It was comfortable and there was everything we needed. Phil was a friendly guy who gave us plenty of info that we might need for our stay. Great location and plenty to see on your doorstep. We would recommend this place to small families and couples.
