Rental Agreement: Agreement to this document is also indicating agreement to the contents of all listed on the airbnb listing/site and the contents as listed forward. The rental date is for the agreed dates as stated on the airbnb booking from 4pm day of arrival until 10am day of departure(unless arranged with owner in advance) for the agreed amount stated on Airbnb booking invoice. The house, contents and property are to be used for their designed purpose and guest assumes responsibility/liability for injury. Please contact owner if damages are noticed/within 6 hours of arrival. If damages occur during your stay please notify owner as soon as possible.
*Cleaning fee includes linens at departure-- no cleaning services during stay unless arranged and requires additional fees.
*Security deposit will be retained if damages, missing household/garage items, unauthorized over stay, unauthorized party or as laid forth by airbnb site.
*House sleeps 8-10 people. **Rates that are discounted below $250 are limited to **6 guests, unless otherwise stated or arranged with owners.
*No special events or parties may be held in the house or on the property unless arranged with the owner.
*Visiting guests not lodging in the house may not exceed 8 people.
*All guests must be personally known (previous to trip) by the renter and visitors may not stay/lodge at the house unless discussed with owner.
*Airbnb renter must be present during the rental period, is not permitted to charge additional rent/additional fees beyond the total rent/rental fees as listed on airbnb invioice/booking and to other groups or individuals that aren't within renter's invited family or friends.
*Lodging guests may not exceed 10 unless discussed with owner.
*Renter listed with airbnb booking is responsible for all guests lodging in the house and visiting the house/property.
*Please do not allow anyone to park on the grass or neighbors grass or on the house side of the curb/street.
*Please keep garage and workshop closed and locked when not in use.
*All windows should be kept closed and locked unless emergency. *Outside garbage and recycling cans are located behind the garage. *Garbage and recycling run early Tuesday mornings, please place it out Monday evening-- thank you!
*Garage & driveway hold up to 6-7 cars (additional parking on right of way across the street -- at own risk). Please keep heavy vehicles off the driveway it will damage the pavers-- thank you. Reminder NO parking on the grass or in front of any of the homes on the street please.
*No smoking, other tobacco products or drugs in the house(tobacco permitted on the porch or back garden --thank you for proper disposal of butts).
****Please use only stairs with hand rails to enter the house or porch and supervise children/those infirm while using the handrails/stairs.***
*Each floor has a seperate AC/heating unit. Please keep the doors separating the floors closed and the AC should not go below 72/heat above 74. Please adjust AC to 78 or off when that level/floor is not being occupied.
*monitor water use responsibly in the house and in the yard. Washing of vehicles or boats is not permitted without owner approval.
*Renters are not authorized to move furniture (except careful sliding of theater chairs to access murphy bed /side chairs), do not alter the décor, alter landscaping or garage content.
*Attics and garage cabinets/containers/shelves are not for the use of renters and off limits, unless marked/stated so or discussed with owner. *Dogs are permitted if 30 pounds and under with no addition fees.(please approve all pets with owner, larger may be permitted with approval by owner) Cats are permitted if declawed and approved. Pets must be in a crate/carrier when not being supervised.(unless other arrangements approved by owner) Pets are not permitted on furniture or beds.
*Please supervise children and pets while in the yard/garden. Pets are not to be kept in the yard or in the playhouse. Pet waist/BMs must be picked up in a plastic bag, closed and put in the outside garbage can, behind the garage.
*Have to say it -- No swimming or fishing in the garden ponds.
*Playhouse, play equipment, and loft are for children only under 130 lbs., with adult assistance -- adult guests assume the responsibility and risk of the children while playing in the yard/garden, playhouse, play equipment, loft and stairs --inspect before use, if disrepair is observed do not use and contact owner. Do not allow children under the age of 8 to use the loft ladder or the loft. If necessary the loft may be carefully lifted off the attachment and placed on its side in the dormer or in a closet.(by an adult who can safely control the length and weight of the ladder)
*Please do not allow children to play in the garage/workshop or occupy unassisted by an adult. Owners are not responsible for injury.
*The house will have bedding/linens/towels, 1 roll of toilet paper each bathroom and 2 trash bags.
*Beach towels are not provided, please bring own. ***No towels/linens should leave the property***. If larger group (over 8) then guests may want to bring extra blankets or pillows)
*Do not use bleach products or linens, wood floors or marble surfaces/floors.
*All food, meals, paper products, dishwasher tabs/liquid and High eff. (he) only laundry supplies etc... are the responsibility of the guest. However, please use supplies in the house left behind (if you can, leave something for the next guest).
*Only adults are to open or close the 3rd floor murphy bed -- taking care to only use the **handles** on the bed and guide up and down slowly *with others standing clear. Supervise closely and assist all children on the 3rd floor/loft and property.
*Please use coasters or hot pads all wood surfaces.
*Please keep the house tidy during your stay and remove excessive trash at departure. Excessive trash, items needed to be removed or unclean state of house may result in additional cleaning fees from security deposit. There is a vacuum in the closet in the den/laundry area
*All items in the garage are for the owner and staff use only -- except for beach chairs and beach toys.
*The fireplace is for candles only. No open flames/candles in the house/porch except for the fireplace. No open flames on the porch or on the property, except the grill on the patio space. Do not grill on the porch.
*Enjoy the grill but for adults over 20 only -- roll out from under the covered area, supervise while in use and turn off gas at the tank after use. (gas replacement is responsibility of renter) *** please do not use the grill on the front porch or near the house/garage.
*Please keep noise down outside the house after 10pm weekdays and 1 am weekends.
Please keep the house and garage secure at night and while out.
Have all other guests exit the house. After securing the doors, windows and garage; stand by the back door, looking at the alarm wait until it reads "ready", push the exit button on the right side of keypad (if 3 quick beeps not ready, if successful will begin beeps that will get faster), exit the house closing door behind you. Push the Schlage button above the number keys and turn the lock to the right.
Check out time is 10am on the booking departure date, unless otherwise arranged.
*Please check for personal belongings in showers, drawers, under beds, closets, washer/dryer, outlets(chargers)... Owner is not responsible for items left behind and removal/return will be at the renters expense.
* Place garage door openers by back door
* Place used linens on the floor or in the laundry area.
*throw away opened food leftovers in the refrigerator and remove trash bag from kitchen placing in outdoor garbage can(behind garage).
*dirty dishes should be in the dishwasher washing or cleaned and put away
*if Sunday or Monday place recycling/trash cans out by the curb of the street for pick up.
*Please send a text or message when all have departed the house
