The house is extremely spacious with an upscale feel. Three direct ocean front bedrooms. Incredible golfing just a few miles away. This home is our family getaway, and we take great pride in maintaining it to our high standards. For large family gatherings please inquire about renting the attached property from our neighbors. It worked great for us over the Thanksgiving holiday, and we were able to accommodate both sides of our family.
3940 is the house located on the RIGHT of the duplex. You will have access to all of the house's private areas during your reservation. There is a porch overlooking the ocean on each of the 3 floors for your use. The house also sits directly on the beach with private beach access.
We are available 24/7 for any questions you may have regarding the property. Please contact us using Airbnb for any non-emergency issues.

We provide each guest with a detailed list of house rules to help both you and future guests have an enjoyable stay at our beach house. Please be sure to take note of these rules upon your reservation in the Airbnb listing. We also provide a book with these rules and the resulting fines for easy perusal and awareness.
We provide our guests with sheets for the appropriate number of beds and one towel and washcloth for each guest. You will find your linens folded in the baskets in each bedroom and the towels and washcloths in the bathrooms and second floor hallway. We also provide hand soap, dish rags, and one roll of toilet paper for each reservation. Our guests are responsible to bring their own dish soap, paper towels, additional toilet paper, etc.
Our family currently all lives out of state, so we are dependent on our guests and our cleaning lady to update us regarding any issues that arise. Please be aware of this and understand that we will address any issues guests bring to our attention as swiftly as possible. Because we are not there to monitor the property, there may be some small issues that arise, but we will do our absolute best to resolve them so that they do not affect your stay.
There are two large trash bins under the house for garbage. Trash is picked up on Wednesday and Saturday during the summer (June - Labor Day). After Labor Day, it is only picked up on Wednesdays. You will be responsible to take the trash out the night before and put the bins back under the house on trash pick up days.
Failure to take out the trash on these days will result in a $400 deduction from your security deposit.
There is a large blue bin under the house. Recycling is picked up every Friday. You will be responsible to take the recycling out and put the bins back under the house on recycling days.
Failure to take out the recycling will result in a $400 deduction from your security deposit.
Items that can be recycled: (DO NOT BAG OR SEPARATE THESE ITEMS)
- Paper: Newspapers, brochures, magazines, catalogues (2 inches or less), white paper, junk mail, colored paper, phone books, computer paper, paper bags, file folders, soft cover books, cardboard boxes, cereal boxes
- Plastic: #1 and #2 plastic (look on bottom for number to identify)
(NO grocery bags, sandwich bags, 5 gallon buckets, caps or lids)
- Glass: Clear, brown, and green glass containers without lids
- Metals: Aluminum and steel cans
(NO pie pans or foil or cans that have contained hazardous waste, i.e. oil, insecticide, paint, etc.)
We will provide ONE towel per guest and ONE set of sheets per bed. Do NOT take the towels or blankets outside. Any food or dirt stains, marks or spills on the duvets, coverlets and cover pillows will result in a $350 deduction from your security deposit.
You MUST use the sheets provided or provide your own. Please do not sleep on the mattress protectors or the cover blankets. The sheets and pillow cases are there to be used and for easy cleaning. If you sleep only on the coverlets and/or mattress covers, it creates more laundry and therefore will result in an additional $250 fine.
Beach towels and beach equipment are not provided. It is your responsibility to bring these items or rent them on the island if you would like to have them during your stay. Please do not bring the provided deck chairs or ANY of the indoor furniture outside to the beach. If you do so, it will result in a $600 deduction from your security deposit.
We charge $100/pet with a maximum of 2 pets allowed. You may either pay beforehand or we can deduct this amount from your security deposit. We have 3 rules you MUST follow if you decide to bring your pets.
- Dogs (or any other animals) are ONLY allowed on the main floor, which is mostly tiled. They are NOT allowed on carpeted areas. There is a baby gate in the first floor closet you may use for the stairs to help with this.
- Pets are not allowed on the furniture at any time. Please do not leave throw pillows from the couch on the floor to avoid picking up pet hair.
- Pets MUST be crated when you are not physically in the house to supervise. They are NOT allowed to be free in the house without supervision.
Failure to adhere to these rules will result in a $400 deduction or fine. If the cleaning lady finds pet hair on the furniture, throw pillows or bedrooms, we WILL charge you this amount for the additional cleaning and/or replacement fees.
If you cannot abide by these three rules, you may NOT bring your dog into our house. If you can abide by these rules, you will have a happy dog, because they will be with you at the beach. We abide by these rules when we bring our own dog with us to the beach!
This is a NON-SMOKING house. You may smoke on the porch, but you MUST dispose of cigarette butts in a proper manner. If we find cigarette butts, beer cans or any other waste on the dunes, it will result in an $800 fine. This includes leaving your cigarette butts on the porch -- not only is it a fire hazard, but it's disrespectful to the property and future guests. PLEASE NOTE: we take this rule VERY seriously and WILL respond to its adherence with matching severity.
Check-out is at 10:00 am sharp. Our cleaning lady will arrive at this time and if you are not checked-out, we will charge a $500 fine.
- The key must be returned to the lockbox below the house with the plastic covering the key pad.
- Bring all used TOWELS down to the main floor and place in a pile in front of the washer. Please remove the sheets from the beds and leave them by the door to the bedroom. Our cleaning service will collect them and wash them off-site.
- DO NOT bring duvets, coverlets, cover pillows, throw pillows or additional linens downstairs. (Our cleaning lady will look them over and clean them if necessary, but any stains or dirt marks on these items will result in an additional $350 fee as listed above.)
- All of the dishes must be cleaned and put away ($175 fine)
- Take the remaining trash out to the trash bins - kitchen AND bathroom trash ($200 fine)
If you were completely satisfied with the cleanliness upon check in, you are welcome to leave a tip for the cleaning lady, but are not obligated to do so.
There is a very short window of time for cleaning between guests. Please be respectful of this window by checking out on time and by abiding by these procedures.
LOST AND FOUND
We will hold any items you have left behind for one week before throwing them out, but please check all drawers and under the beds before your departure to avoid this issue. You will be responsible to pay for the time and postage it takes to return your items to you.
We provide guests with all of the dishes necessary for your stay, as well as one roll of toilet paper and soap per bathroom. You are responsible to either purchase or bring trash bags, detergent, food items, etc. from home.
