DETAILED LAYOUT
The villa has 3 bedrooms, 2 bathrooms, kitchen, dining room and a living room, all conveniently located on just one level.

The garden is welcoming, it makes you want to pass any hour of the day socialising with your family, friends or simply relaxing on your own with a good old fashion book.

In the garden you have access to stunning pool and barbecue, sufficient sun beds/deck and a large table with room for everybody to enjoy the local specialities.

BEDLINEN & TOWELS
All bedlinen and towels are newly bought and professionally washed and disinfected before your arrival. Each guest will receive two towels.
If you need fresh towels or bedlinen during your stay feel free to use the washing machine, or let our external company handle it for you.

CLEANNESS, ANTI-BACTERIAL
The entire villa is throughly cleaned and disinfected by the largest professional cleaning company in Ibiza prior to your arrival. Practical daily issues such as cleaning should not be part of your holidays, we will happily arrange cleaning during your stay to keep the villa tidy and pleasant.

WIFI
There is free WIFI available in the villa and it works alright though not 100% stable.
Please bear in mind that Ibiza is know for many great things but not for having a fast and stable internet, thus heavy surfing should take place on a surfboard on the beaches instead of online.

SAFETY
We have installed smoke & CO2 detectors and placed a first aid kit on top of the washing machine.

Ibiza mostly attracts amazing and inspiring people but there are a few rotten apples to be found as well, therefore we strongly recommend that you lock all doors and windows firmly. Though we do not take responsibility for lost or stolen items we will do our best to help should anything unexpected happen during your stay.

During your entire stay I will present and available, the best way to stay in touch is via (SENSITIVE CONTENTS HIDDEN) as the phone coverage can be unstable, but I am also available via email, phone and SMS.

Whether you are an Ibiza 'veteran' or this is your first time to the magical island I am are excited about sharing 'my' Ibiza with you. Ibiza has its classics and always popular restaurants, beach- and nightclubs but every season new places are opening around the island, I will let you know about the best of these and share our personal contacts and experience with you.

LOCAL TOURIST TAX/ECOTASA
Please note that in 2016 the Balearic Islands introduced a local tourist tax called EcoTasa. On arrival you I am by law required to collected equal to 1,50 euros per person per night, you can settle this amount in cash or using your credit card.

POOL & GARDEN
The pool cleaner and garden maintenance guy will come by the villa about once a week usually during the morning (don't worry, they won't bite).

This a private villa located in a neighbourhood with similar villas, you are expected to be considerate and respectful to our neighbours. Complains by the neighbours or the arrival of the police due to outdoor noise between midnight and 10 in the morning will result in an immediate cancellation of the reservation and shot-down of the house; any remaining days of your booking will not compensated nor will the security deposit be returned.

SMOKING
Smoking can be enjoyed outside, but not inside of the villa.

WATER & ELECTRICITY
Ibiza is suffering from water shortage especially during the summer months therefore restrictions have been enforced by the authorities, please give the island a helping hand by considering the environment when using the water.

Ibiza has the same problem in terms of electricity, please turn off the lights and especially the air conditioners when leaving the house (excessive water and electricity usage is against the law and might be deducted from your security deposit after check out).

CLEANING
Practical daily tasks such as cleaning really shouldn't be part of your holidays, I suggest taking advantage of having a cleaner come to the villa a couple of hours during your stay to keep it fresh and tidy, we can easily arrange this.

The cleaning fee covers normal cleaning on check out, we prefer the villa returned in neat conditions but if additional hours are needed (our external cleaning partner has defined a specific number of hours) you will be charged separately from your deposit (30 euros per hour).

TRASH/GARBAGE
For your own sake and to avoid attracting animals, insects and bad smells all trash/garbage must be taken to the street containers every day. At the end of your stay please make sure that all trash is removed from the villa before checking out. The cleaning company will charge from 30 euros from your deposit if trash is left behind.

CHECK-IN & OUT
We understand that some flights arrive early or depart late, if you would like to check-in earlier or check out later do let us know before arriving, we cannot guarantee anything but we will surely try our very best.

For logistical reasons we have a strict check-in and -out policy as this is the only way to have the villa ready in time for following guests. A late check out will be charged the following way: 1-30 minutes: 100 euros; 31-60 minutes: 200 euros and so forth, more than three hours will be charged a full day rate.

KEYS
When checking out all keys and remote controls must be returned, if any key or remote is missing the cost of replacing and/or decoding the corresponding lock will be deducted from your security deposit.

SECURITY
As a general rule you should bring a few valuables to Ibiza as possible! There are professionals thieves operating throughout the island, bars, streets etc., don't make yourself a target.

If an alarm system is available you are advised to use it but please remember to always lock ALL doors and windows firmly throughout the house regardless of using the alarm or not. Please note, if the alarm is triggered by wrong use the police might issue a fine, you are responsible for paying any such fine.

Combining a firmly lock house with placing your documents and valuables in the safe will lower your risk; again, bring as few valuables to Ibiza as possible.

Occasionally we install dummy/fake exterior security cameras with the sole purpose of discouraging unwanted people from entering the property, please note that this type of camera doesn't record anything.

Should the unexpected happen that you are subject to a burglary you will find the phone number and address of the local police authorities right next to the main door of the villa, you should contact them to make an official report.
Finally, we do not take any responsibility for loss of guest valuables.

ADDITIONAL GUESTS
Additional guests staying overnight (beyond what was initially agreed on in the booking) must be approved prior to arrival.

THE BARBECUE
Barbecuing with friends and the family in the garden is a must-do but please only use the barbecue in its designated area due to the risk of wild fires and staining the surroundings.
Some villas are located in areas with restrictions on outdoor fires during part of the year, if in doubt please ask us under which conditions the barbecue can be used.

THE POOL & GLASS
The combination of the pool and glass is generally bad, you are advised against bringing glass items such as bottles etc. to the pool area, if broken glass makes it into the pool it will have to be drained, cleaned and refilled, which can easily cost you from 700 euros.

LARGE EVENTS
In case of any event with more than 15 participants, permission needs to be granted in writing. You are at all times and solely responsible for any liabilities caused by such event, including complaints by neighbours for excessive noise. Please be aware that illegal parties in Ibiza can be fined as high as 200.000 euros. You are solely responsible for any fines.

COMMERCIAL USE OF THE VILLA
Sending selfies back home of you enjoying the garden and villa is obvious but film recordings or other commercial use (and/or hired extra sound, light, and DJ equipment) of the villa must be approved prior to the event but is generally not allowed.

We had a fantastic stay in Jens villa in Ibiza. We were told a couple of weeks before that this villa wasn't available, but there was another one close by slightly bigger which we could have for the same rate. Initially I was concerned but I had no reason to be, Jens was brilliant at being in touch and sent me through all the villa details etc. He was always very quick to reply to any questions I had before and during our stay. The villa was incredible, amazing location - really central and very very clean. He was also there to meet us and show us around when we arrived. I would definitely book with him again next time we return to the island. xx. Also theres a restaurant called Can Bass nearby which was really good which id recommend x

The most important thing with a villa in Ibiza is its location and this villa nails it, being 2 minutes from KM5 and extremely close to the airport as well as all the decent spots like Jockey Club, El Chiringuito, Experimental and a short drive from the Old Town. Jens is incredibly helpful and the villa itself is clean, modern, well equipped and provides plenty of space inside and out. Perfect! Will be back next year, I hope!

Jens was a very nice host and the place was very good for our group! We had a very nice stay and it was easy to follow Jens instructions. The villa is close the road and a nice restaurant. The pool looked great in the nighttime and also the view upon the montain/forest was nice.

A 10 min al centro en coche. Casa acogedora q está tal y como se ve en las fotos. No es nada ruidosa a pesar de estar cerca de la carretera. Muy bien equipada aunque claro, debe estarlo pues el precio no es bajo. En resumen , muy buena estancia, Jens respondió en todo momento con soluciones a los requerimientos y la casa está muy cuidada.

Summer after summer I have been enjoying Ibiza as a visitor always hoping to one day living here; then in 2011 I was offered the chance to develop and implement the retail strategy of one of the leading brands of the island, so for the last years I have proudly called Ibiza my home.

Ibiza is for everybody and everyone has their own favourite place, mine is Las Salinas a protected natural park there I found a typical local villa, which is now my home. During the summer season I am more than happy inviting people to experience this authentic part of Ibiza.

Having lived some years in Ibiza I have seen most and I have created a list of favourite places, which includes a mixture of upscale beach and night clubs, picture pretty restaurants such as La Paloma and dinner entertainment at Lio. Regardless of what Ibiza experience you are looking for I would be more than happy to listen, give feedback and share with you.
