Spacious and airy, our Hampton style house is thoughtfully curated in mid-century style. It is perfect for larger groups, with 4 bedrooms, 3 baths and gracious gathering spaces to enjoy each other's delightful company.
PLEASE NOTE: Due to new Airbnb regulations in Nashville, a 15.25% tax will be added to your total once you have booked, to be paid to the City and State. This includes a 9.25% sales tax + 6% Nashville hotel occupancy, plus an additional $2.50-per-night fee. If you have any questions regarding these fees, please do not hesitate to reach out prior to booking.

Guests will enter the house through the living room, which boasts a coastal mid-century charm and a bountiful whiskey cash bar. Pass through to the luxurious, adjoining dining room, whose large windows give view to the historic East Nashville neighborhood. The dining table seats six, and is conveniently located next to the cash wine bar.
Breezing through the dining room, you will find the bright and sunny, recently renovated kitchen space which is ideal for those guests looking to cook for themselves during their stay. We've tricked out the space with all the necessities (pots, pans, knives, spices, etc), but if you're a big time cook we recommend planning ahead! A Chemex coffee maker and locally roasted coffee beans are also made available for all guests at no additional charge (a drip coffee machine is available as well, but we just love a fresh pour over in the morning, yah know?)
Ready to have some fun? On the other side of the kitchen is a well-stocked game room! Challenge a pal to a game of foosball or grab the whole squad to play one of the board games provided! Guests will also find a flat screen SmartTV (Netflix, Hulu and other streaming channels/wifi provided- BASIC CABLE ONLY), and tucked away in the corner of the game room, you'll enjoy a 60's inspired martini bar stocked with with a variety of vodka & gin. It is an honest bar - pay cash as you go!
Step out on the porch from the game room to enter the spacious backyard. Enjoy a view of the vegetable garden, from a relaxing adirondack chair next to the cozy fire pit, BBQ and enjoy some home cooked meals from the custom made picnic table or make use of the spacious lawn for some ladder ball!
Each of the bedrooms have their own unique feel and look, but rest assure all have new memory foam mattresses, freshly washed bedding and fluffy towels! All bathrooms come with shampoo, conditioner & body wash- so you can pack a little lighter!
The downstairs master was tastefully sectioned into two bedrooms with a beautiful custom built barn door, so you can sleep more comfortably! Those two bedrooms are home to 1 queen and 1 double bed. Connected to the Master bedrooms is a large full bathroom.
Down the hall you'll find the third bedroom, which is conveniently located next to the full hall bathroom. We've named this room the "Hangover Palace" because of the lack of windows and privacy from other rooms, but don't you worry- we've livened it up with a large tapestry of "paint by numbers" and an AMAZING mid century light fixture.
A winding staircase showcases some amazing art work from local artist Dakota Davis. We've created a "living art wall" for guests to view and marvel at local artists and their amazing creations. Art work is rotated through quarterly, and if something grabs your eye you can buy it at the end of your stay!
The upstairs bedroom is masterfully arranged to sleep up to six people. Four twin beds line the walls, surrounded by flowing, white curtains to give sleepers their own space. Plush pillows and cozy blankets are found on each bed, and the floors are lined with trendy rugs and side tables. As if it wasn't whimsical enough, we added a chic, tented nook. Our "tent room" has a full sized mattress and reading nook, draped wall to wall in floral tapestries and strung with twinkling lights. This treehouse-esque space has a newly remodeled large bathroom with double sinks so everyone has their own space to pamper!
The mudroom, located off the master bath, is where guests will find complete access to a washer & dryer, cleaning supplies, and any other oddities you might find yourself needing during your stay.
The entire house is yours and yours alone (Expect for the unfinished basement, but who wants to be down there anyways!) Guests will have full access to all household amenities including a full kitchen and washer & dryer.
Please feel free to text or call us throughout your stay for references to local events, activities in the city or for the basics - like where are more towels or what's the access code to the WiFi or residence!

•Guests are more than welcome to bring their pets along, but a $25 daily pet fee will be required. This will be added to your total after you've reserved your dates. Failure to notify the host of animal guests will result in the charge being requested through the airbnb resolution center.
•On the day of your arrival, check-in will be any time after 3 pm.
•On the day of your departure, checkout is scheduled at 11 am.
•Should either of these times conflict with your itinerary, please contact me to check if there is some flexibility on changing check in or check out times. This flexibility will be dependent upon the schedules of departing or newly arriving guests, but I am always happy to help in anyway possible for an additional fee of $75 for an early check-in or late check-out. We ask that you please keep in mind that our calendar books quickly and can only be as flexible as the next guests permit!

•We require a 3 night minimum stay for stays beginning on Thursday, Friday or Saturday due to very high weekend demand. Otherwise, on weekdays (Sunday, Monday, Tuesday, Wednesday), the minimum is 2 nights.
If for any reason one or more of our guidelines are violated, we will contact guests personally the day of or the day immediately after, during or following your stay in order to resolve the matter without involving AirBnB. Using this method of mediation, we are able to accept an additional deposit or reparation by transfer through the money app, (SENSITIVE CONTENTS HIDDEN). Should a guest decline to respond to our request for an additional security deposit outside of AirBnB, we will then access the AirBnB Resolution Center to resolve the problem. Once we have contacted the AirBnB Resolution Center, we will use AirBnB as a mediator to resolve the issue.
-Please do not smoke in the house. Smoking outside is fine. We ask that all cigarettes be disposed of in designated ashtrays. An excess of cigarette remains on the porch and outside areas or in planters used for decoration will be cause to charge an additional cleaning fee of $25.
-Any bodily fluid or excessive stains found in the home on furniture or linens are cause for an automatic additional cleaning fee of $50 minimum. If the stain or fluid is found to be in excess, fees may exceed the minimum additional fee of $50 and additional fees will be determined on an individual basis. Fluids in this category may include, but are not limited to vomit, blood, ink, paint, makeup or food substances. Damages including stained carpets, stained cooking surfaces, and other cleaning mishaps that increase our cleaning costs will be debited from deposits after your stay as well. Guests will receive an email from AirBnB with photos of the damages incurred and a descriptions of items to be replaced or repaired.
-Please do not put any trash bags outdoors or on the porch- They attract animals who will cause a large mess!
-Please lock all doors when you leave the home – this is for your safety first! We will provide your group with a customized keypad entry code, so it will be easy for you and your guests to get in and out without fear of losing a key! If you forget the code, please contact your check in representative so that she may text the code to you.
-We ask that you please be respectful of the furniture and belongings in the home. Any items (furniture, decor, linens) that are mistreated, taken as a souvenir or otherwise damaged will be debited from your deposit after you checkout. Costs will be determined on a situational basis and photos will be provided to you to prove validity of our claim.
-We are happy to provide all the linens and towels needed for your stay, however we do ask that you treat them with the same respect that you give your towels or linens at home. Any sheets or towels deemed to be unusable after your stay will be cause to debit your deposit for the cost of the linens – at a cost of $8 per towel and $20 per sheet set. Examples of stains that may cause a permanent stain include: any stains from bodily fluids, make-up or food.
-We want you to have a good time during your stay in Nashville. We do ask that our guests refrain from participating in any illicit or illegal activities while on the property. If we are notified of any illicit activity in the property during your stay, we will contact the appropriate authorities to discuss the issue with you. We are located in wonderful neighborhoods and want our homes to maintain a high standing amongst our neighbors, peers and future AirBnBers.
-Nashville is all about southern living, and that includes relaxing on the spacious porches that are included on our homes. However, we ask that our guests keep all outdoor activity noise to a minimum when on the porch past 10pm. Should we receive a noise complaint from a neighbor or from the police, guests will be contacted immediately; given a single warning and will be expected to pay any fine associated with the noise complaint from the city. If a second complaint is made, guests will be asked to vacate the property immediately and a refund will not be issued.
