Fantastic location - Distant sea views - Recently re decorated , new bathroom full redecoration, new floor coverings, a 1 bedroom split level flat in a prime residential location,walking distance to the beach, Brighton town centre and bars/restaurants in hove.

The flat is light and airy, a few blocks away from the sea front and a few minutes walk.

Forgive me for the photos, i will never make it as a photographer, all taken at night, i will add pics taken in daylight as soon as possibl


Brand new sofa bed, we have listened to feed back re the previous sofa bed and took on board the fact that a couple of guests found it to be too small and a little uncomfortable, the new sofa bed has definitely solved the problem


The whole property can be used


I will be available should you need me throughout your stay.


Parking available by way of visitors permits for weekend stays, please ask, this then can be arranged.

Location was great and flat itself was perfect for my month long stay. I met Carl on first day as the toilet was not working properly and he came by to try and sort it out. I met Katie when I asked about clean linens for the spare bed a week or so later and she came by with them. At that time it was discovered the sofa bed unfortunately had been damaged. I was in the flat for a month and found it very convenient to get to shops and the center of Brighton. It was warm and cosy even on dreary days and I loved looking out the large windows to the sea in the distance. I would recommend some sort of room darkening window covering for bedroom on the ground floor as lights from pathway shine in all night and the lower ground floor flat patio is right outside the window. Nice little flat and good location!

Our stay was great! Carl was very accommodating, especially in regards to our arrival. We got to Brighton earlier than the original check in time, and they were more than happy to check us in as soon as we got there. The location is great, only a 15 minutes walk from the pier, restaurants, and The Lanes. The beach was 5 minutes away and the walk there is beautiful. My favorite part of the apartment was the view from the upstairs common area, it overlooked the English Channel and was such a pleasant surprise!

Great little place in a perfect location, ideal for popping back during the conference I was at. The flat was tidy and clean and they’d even a few essentials for us. The flat itself was bright, nicely done out and everything worked. Communication was swift and hassle free. All in all, a nice, quiet flat in a lovely part of Brighton.

Endroit idéalement placé ,très agréable ; Nous n'avons vu personne mais les indications nous ont été bien transmise par message. Idéale pour un couple.(Le matelas du convertible étant très mince.) Je vous recommande l'appartement de Carl.

This is a wonderful honey trap. The location is great, 10 minutes’ walk from everywhere, the price is very attractive, the bathroom looks beautiful and the check-in and check-out times are flexible. We agreed in advance – as a condition for the booking – on a specific check-in time. Yet, when we arrived at the apartment it was not ready, and we were asked to come back later. Katie did apologize for the inconvenience, but it was indeed very inconvenient and opposed to what we agreed on in advance. When we got back to the apartment none of the 4 lights in the bathroom was working. We wrote about it to Katie, and her reply was “There was one working above the sink”. Eventually she agreed to fix the lights, but it took her 24 hours to do it. The bathroom had no window or other source of light. Naturally, we improvised. But hey, things like this happen… We slept there 4 people and got only 2 double duvets. We had to share. We got only 2 hand towels for 4 people for 5 nights. The sofa bed upstairs is great if you are shorter than 1.70 meters and you like it hard. And once the sofa bed is open, you can’t use the living room, because it is completely blocked. (And in order to get to the kitchen, you have to climb over the bed.) The bedroom downstairs is great for sportive people who like to rise early on their vacation, because there are no blinds on the large windows, just a sheer white curtain, which lets in a lot of light very early in the morning. Mind you, the cutlery and dishes contain all exactly 4 of each. The handles of the cupboards and drawers in the kitchen were a bit sticky, but we used paper towels to open them, so it wasn’t such a problem. The evening before we left, Katie notified us that we had to check-out the next day at 10 am, although it was agreed in advance that we check-out at 11 am, and we ordered the taxi back to the airport accordingly. When we reminded her of this agreement, she denied it, and claimed that although they were flexible, check-out time was 10 am (this was not mentioned anywhere on their Airbnb profile, nor was it told us orally or in writing). Her concluding words, after a very aggressive tone on her side, were “This is not negotiable”. So again, as a closure, just like upon our arrival, we had to wonder the streets with 2 little kids to pass the time because they didn’t keep their side of the bargain. To sum it up, if you like it rough, sticky and unpredictable – this is definitely the place for you.
