Wraparound deck outfitted with both a Weber propane grill and a separate charcoal grill plus adirondack chairs and extra long dining table to allow you to extend living outside and enjoy an evening cookout under the stars.
With 6 bedrooms including upstairs master with en suite bathroom, three spacious queen bedrooms (1 on main floor) plus two additional bedrooms stocked with two twins each there is no shortage of space to accommodate groups large and small. Full size crib is available in one of upstairs twin bedrooms. Additionally, there is a first floor library/playroom which you could outfit with an air mattress or pack-and-play for overflow guests or small children.
As former Catskills vacationers/renters we have paid special attention to the details that we appreciated as renters (or in some cases the details that others overlooked that we would have appreciated). We made sure the sheets are extra soft, the towels are extra fluffy and that an array of toiletries (shampoo, conditioner, soap/body wash, toothpaste, shaving cream) are awaiting your arrival. The living room has flatscreen TV with Apple TV to connect to your own apps/media/videos. Multiple bluetooth speakers are available throughout main floor. Bedrooms have shelves, hangers and/or luggage racks to accommodate your clothes and other belongings. For New Yorkers unnerved by the quiet, several soundspa white noise machines are sprinkled throughout the bedrooms :) Garage is stocked up with lawn games including bocce, kanjam, cornhole/bags, croquet, wiffle ball/bat and more!
Guests have full access to all the best the property offers including large yard with swing set, lawn games and two car garage.
We have two small children (less than 3 years old) ourselves and often host children in our home, so do ask us about where to find extra pack and play, toys, books, high chairs, baby gates, kid dishes, etc - you are welcome to all. Many kids items discreetly tucked away for the convenience of parties without young children, but if you want to use these let us know.
We - as owners - spend a fair amount of time in the property ourselves, so guests may encounter personal items stashed in separate drawers, cabinets, closets, etc. For the most part these areas are limited and marked as 'private'; we ask guests to respect this and leave these items undisturbed. Additionally basement is used for our personal storage and so guests have limited access.
We spent several years renting houses in the area and understand what visitors are looking for from a rental property and their visit to the Woodstock area. We provide guests with our recommendations for activities, attractions and restaurants in advance of arrival. We are also available to answer questions but we generally try to stay out of your way and allow you to enjoy your visit in peace.
Unfortunately we are unable to provide refunds in the event of last minute cancellations or power/cable/phone outages due to events beyond our control (storms, etc).
We ask you to respect a very basic set of rules
1. KEEP IT CLEAN: Cleaning fee covers 6 hours of standard indoor cleaning and basic garbage removal. Additional cleaning will be passed on to renter at a cost of $40 per hour. Other cleaning charges may be assessed for failure to close flue / clean out wood stove after use ($35); failure to clean grill ($30); garbage/recycling in excess of two cans provided ($25 per large bag); failure to secure garbage for removal ($100); evidence of indoor smoking ($500); cigarette butts found outdoors ($20 per butt); dirty dishes left behind ($50); perishable food left in fridge or elsewhere ($50). These charges are assessed over and above cleaning fee and hourly charges for excess cleaning. NOTE: We do allow smoking outdoors but ask that you clean up after yourself and close any nearby windows/doors so smoke does not drift into house.
2. LEAVE IT AS YOU FOUND IT: We expect that the house, all the items within and the surrounding property will be left intact. We understand that accidents happen so if you do break something AND notify us prior to your departure, we will do our best to provide you an opportunity to replace or repair the item yourself at cost (e.g., provide a link for replacement item you can order directly). Securing the house during your visit and at the time of your departure is your responsibility. We provide electronic key fobs for use during your visit. Failure to lock the house (including doors and windows) will incur a $500 fee and failure to return electronic keys as directed will result in $200 fee. Property loss or damage beyond cleaning will incur fees including both replacement/repair costs plus $50 per hour fee. If you notice damage on arrival, please do report it to us immediately to avoid any fees.
3. WATCH OUT FOR YOUR WELL BEHAVED PET: We allow pets on a case-by-case basis. All pets must be approved at least 1 week in advance. Pet fee is $100 each for up to 1 week and increases thereafter. Bringing a pet without prior owner approval will result in a $500 charge per pet. Pet owners are responsible for cleaning up after pet both indoors and out. $50 charge for pet refuse found outside/around the home. $200 charge for any evidence of indoor pet 'accidents.' (Play it safe and leave that new puppy at home until he's housebroken).
4. TELL US BEFORE WE HAVE TO ASK YOU: If you want to bring a pet, tell us before you come. If you want to entertain twenty people, let us know so we can plan what clean up may be needed and make you aware of what restrictions there might be (noise in neighborhood, limitations on parking, indoor seating, etc). If you break something, want to bring an extra guest to sleep on couch, want to check in early / check out late, find damage in house, run out of propane for grill, notice a shower is running slow, ate the last of our cheerios because you were just really hungry...(you get the picture)...please tell us.
