Spacious & luxurious 3-bed in the Old Stephen's School in the heart of Edinburgh New Town. Quiet and located in vibrant Stockbridge, just a short walk into the City Centre and Old Town. Original wood floors and features give a truly homely feel.

Please note that this is NOT a party flat, I do not accept large same sex groups and all guests should be aware that this is a multi-tenement building with neighbours therefore noise levels must be kept to.

The space is a real "home from home" and has been lovingly and stylishly upgraded from what used to be St Stephens School in the heart of Edinburgh's famous Stockbridge area.

There are amazing details throughout, including feature brick walls and exposed pillars and original wood floors.

The lighting adds to the atmosphere of the space and the double glazed patio doors allow plenty of natural light too.

All the bedrooms are spacious and one is en suite. There is a big family bathroom with high pressured shower and bath.

The kitchen is fully equipped to prepare family meals and there is a smart heating system, which is simple to use and keeps the house warm.

There is sky TV and also Amazon prime TV with Netflix.

There is a patio garden enjoying a south/east aspect and there is an upper tier which is shaded with shrubs and a plum tree. Perfect for a summers evening rest!

I use a professional Airbnb management company to professionally clean the property and use high quality hotel linen and towels. Key exchange is made smooth and easy and help on hand during your stay if needed.

This apartment is perfectly located in a quiet (but not boring), hip neighborhood. There are plenty of restaurants and shops right down the street, and it's only a 20 minute walk from the Royal Mile. The apartment itself is nice and spacious -- there were six of us and it never felt like we were on top of each other or cramped into a too-small place. I saw that a couple of the other reviews mentioned noise from the upstairs neighbors but we didn't hear them at all. We had some issues with one of the showers not working, but it ended up being fine with one shower anyway. Ray has provided an iron, hairdryer, washer/dryer, and most everything you would need while on vacation. Overall, this is a perfect place to stay if you're traveling as a group to Edinburgh. You really can't beat the location and the apartment is beautiful.

We had a very mixed experience at the apartment. First the pros--perfect location, easy check-in, comfortable beds, nice modern flat. We were very happy when we first arrived. However, the second day we were there, we discovered (upon attempting to give our daughter a bath) that the bathtub did not work. We contacted Ray who said that he would call a plumber. When we returned to the flat the following day, the bathtub still did not function, and when I reached out to Ray, there was no response. Also, there is a big leak in the kitchen from the flat upstairs. This caused water to pool on the counter and in the utensil drawer. There is mold on the wall which could be a health hazard. While we were happy with the location and with the sleeping arrangements, we would not book this flat again. It was very expensive, making it difficult to overlook these significant flaws.

Hi Allison, thanks very much for staying at my place and I appreciate the feedback. I'm glad to hear you found the location perfect and beds comfy :) I always try my best to make my guests feel as comfortable as possible but maintenance problems sometimes just happen unexpectedly. As I've mentioned earlier, I had to wait for my my plumber to deliver a new part hence it wasn't an easy fix. I am happy to report that both bath and kitchen leak coming from the flat above have now been fixed so it will not affect any further stays.

This place was perfect for my family of 4 plus 2 grandparents. Big, comfortable, and lovely. Enjoyed being so close to great, non-touristy restaurants.

Ray's flat is in a beautiful residential area in Stockbridge. Plenty of shops and restaurants within a couple minutes walk of the flat. We had a small issue with the water-heater/shower, that once we notified Ray, he had it fixed same day within a few hours. Can't ask for more than that. If you want some quiet away from all of the tourists on the Royal Mile, this is the place.

We really enjoyed our stay in this apartment! It is extremely spacious, spotlessly clean, and well equipped with everything we needed for our family's stay. The open plan of the home and abundance of light were especially great, considering it is a lower level unit. The neighborhood is fabulous, walkable and fun, with greats shops, eateries and bars all within a block or two. Check in was pain-free and Ray was easy to communicate with overall. We had an issue one day with the power going out overnight, for unknown reasons. Since everything in the apartment is electric (heating, cooking, showers, wifi), we had a tricky morning until we were able to reach someone, which took a couple of hours. Ray was very apologetic and it was ultimately handled well, but a bit frustrating to not get any response to our messages, emails and phone calls for a while. All said, we enjoyed our visit and found this apartment a great base from which to explore Edinburgh.

This flat is spacious and extremely well located. We were a family of four staying there for 3 nights and had plenty of room and felt really comfortable. This neighborhood, Stockbridge, has a really good vibe. It's close enough to the main attractions in the city center, but very quiet. The descriptions, photos and comments from other guests represent accurately the experience you will have if you stay there. We highly recommend it.
