We ask all guests treat our home with respect and care.
No smoking and no pets allowed. No exceptions as we pride ourselves in allergen free for guests that are very sensitive.
Longer term guests (2 weeks+) are asked to keep it reasonably clean while staying there, and take out the trash as needed on a weekly basis. We do offer mid stay cleans at an additional fee if desired.
All cleaning will be done prior to your arrival and upon your departure. You may need to launder some towels if a longer stay.
We open our doors to you, and trust you will treat our home as if it were your own. We want you to be able to relax and enjoy it worry free.
Maximum of 12 guests at any time.
Minimum age for primary/responsible guest is atleast 25 years of age. If a group booking is not family & children members, all guests must be at least 25 years of age.
Preferably no sporting event bookings with Coaches and children/high school/university or frat gatherings, unless approved by owner.
No use of Villa for Video and/or Still photography purposes.
No Weddings or Reunion gathering permitted unless approved by owner.
No subletting or transferring of any booking to another guest whatsoever, unless approved by owner.
A current Booking & Terms and Conditions form must be completed and agreed to (disclosing the names of every guest, and contact information) signed and returned to owner, prior to owner securing a booking, guest must provide valid photo ID (preferably passport) and agree to a Credit Card Authorization against their credit for damage deposit purposes. (sheet to be signed and returned as well)
Cleaning fees are per booking, if you require mid stay cleaning or weekly cleaning that can be arrange at an additional cost, however all cleaning companies and/or personnel must be arranged through owners management company. No outside cleaning companies or personnel, including carpet cleaners, may hired whatsoever.
A current Booking & Terms and Conditions form must be completed, agreed to, and signed prior to securing a booking, along with the 50% deposit.
The cancellation fee is 30% (plus any service fees incurred) withheld from time of booking, then prorated as per contractual agreement up to 90 days prior to arrival, at which time no money is refunded.
The owner reserves the right to deny and/or cancel bookings at any time, and will refund any monies in the event the owner cancels a booking/book now for any reason.
*MID/HIGH/PEAK SEASON 7-10 NIGHT MINIMUM STAY REQUIRED, thus if in one of those seasons please contact before booking directly or booking may not be valid if less than required nights are booked.
Extra /Optional/Additional Costs (all subject to tax & credit processing fees) these extras are not included in the listing fee price, and are payable over an above your booking to the owner if chosen.
Pool heat is $25 per day/ $165 per/week
BBQ/Outdoor Grill * Weekly Rental Fee $65 - $75.00 dependent on size
Play Pen ($3/night) (comes with linens)
High Chair and/or booster seat ($2/each per night)
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
