Oh, and it's in the most ethnically diverse neighborhood on the planet. Plenty of churches and gyms also nearby. So, I think you'll like it here! Interested? Read the house rules, and welcome home.


You will be staying in a fully renovated Pre-War railroad apartment for a thoroughly authentic, though somewhat upgraded, NYC experience. It's the best of NYC charm, without all the crumbling plaster work. haha! If you are unfamiliar with this historic and unconventional layout, let's be straight up. Here's what it means:

-High ceilings
-Scattered architectural details
-Big windows in every room
-Lots of space
....and no hallways. Really!

Skeptical? Here's how this works. The space has two entrances, one at each end. One of those entrances is yours. Your room is the 13"x13' parlor, AKA the sunniest and most private room in the house. Here's the feature list, up front and personal.

-Earplugs + white noise machine, for light sleepers
-Plenty of electrical outlets
-Surround Sound system for CDs/DVDs
-Large closet with hangers, laundry hamper, and shoe rack
-Iron with ironing Board
-Free fancy soaps
-Plentiful towels, pillows, and sheets
-Both AC and Fan available

Yes, I have Wifi... .and it's powered by Verizon FIOS. So, you know... no buffering! You're also welcome to share my Netflix or Hulu account, if you don't have your own :)

To get to the kitchen, dining room and bathroom, all you need to do is take a short walk down the outside hallway. Longer stays are welcome to take the indoor route, as long as I'm not asleep! No one will be walking through your room, or even entering it during your stay- ever. That's what private entrances are for :)

You also get to stay with a gracious, respectful, and interesting host who will do her best to give you your privacy. And if I really like you, I might even cook for you. Ready to move in, yet?

One last thing: My apartment is on the third floor, so please pack accordingly, and don't rent if you have trouble with stairs!


You are perfectly welcome to hang out in the dining room or library :) No other additional features to speak of, besides the kitchen, I guess.

I'd prefer you'd stay out of my room, unless it really can't be helped. Please use your hall key!


I'll be living here while you live here, and I am also accessible via text and e-mail to answer any questions you have.

Please reach out to me to coordinate check in/check out times. I will do my best to meet you around my work schedule.

While we're at this, I work during the day and am frequently out in the evenings, so I'm not home very much.

As for privacy and level of interaction, we'll have to play that by ear. Generally I like to give my guests as much privacy as I can, but I also understand that some people are more gregarious than others and want to chat. I'll go with your flow!


Please try to keep a low profile, this is a very small building and I don't want my neighbors disturbed!

For the sake of transparency, you should know that I try to host monthly Saturday dinners in the space. If you happen to be home, you're invited! Come enjoy the food, drink, and company. You'll know at least a week in advance before it is scheduled so you can arrange your plans.

I mostly socialize outside the home, but I may also have close friends or family visit a few times a month. It is unrealistic for me to close my apartment to all visitors, especially during longer bookings. So, I will let you know in advance if you can expect someone else in the apartment with us. Just to be clear- I will NEVER, under ANY circumstance, leave a visitor alone in the apartment with you. They will never be anywhere near your space. Your privacy and safety are very important to me, and I would never do anything to violate that. If your stay is less than two weeks and you are uncomfortable with any visitors, then please communicate this concern prior to booking and I am happy to make my place a "no visitor zone" for the duration of your stay. Speak up, let's work together to make this the best stay possible for you.

My home is my sanctuary and I'd like to keep it that way. Please, no drug use in my apartment or on the property.

No unregistered visitors or overnight guests in the building, and especially in the apartment. Firstly, that means absolutely no hook ups/casual encounters- use their place instead. Secondly, that includes friends, family, or fellow travelers. They may not a stranger to you, but they are to me! I am willing to make case- by-case exceptions if you need someone to help you carry your luggage, but in general the policy on outside visitors is "no."

I am also not able to accommodate additional guests. This listing is for a single bed only, there's no bandwidth to host an extra person, even if they are OK with sleeping on the floor. I am more flexible on this rule for long-term stays, however, so...if this is important to you, please mention it in your introduction and we can negotiate.

Remember to always, always, always lock the fire escape window!

This listing is located in a very small property of only 6 units, so I'd appreciate it if you could keep a low profile! In other words, try to limit noise after 10pm, and try not to interact with the neighbors, even if they get a little nosy. :)

Since we will be sharing this space, I'd also appreciate it if you tried to keep communal areas tidy. I will do the same.

Also, please remember to take your shoes off in the apartment! I'm a shoe free home.

You are welcome to store food in my refrigerator and use the kitchen to cook simple meals. I would, however, prefer you kept more elaborate culinary endeavors to a minimum, as I need to be able to use my kitchen on most days. I also do not have designated "guest" cookware, or "guest" dishes so please be considerate in this regard.

There is a door between the kitchen and dining room. Please slide it shut when you are preparing food, so the smell does not get into my bedroom.

If cooking is extremely important to you and you need clarification on what "elaborate meals" means, please message me about your specific needs and we can talk about it.

And of course, should you choose to take advantage of my kitchen, please make sure you clean up after yourself. That means both your dishes, and spills.

While we are on this topic, if you have never used a cast iron pan before, please don't use mine! I have a nonstick pan that you can use to your heart's content.

My landlord does not like animals. Other tenants in the building have decided to break the rules and keep them, but I would prefer not to take the risk. Sorry, all. It isn't personal! I'm willing to make exception for service animals or anything that lives in a cage/tank, though, including reptiles. So, I guess I'm Iguana friendly?

Whew, there goes the hard part. Now, come on in!

Exactly as it describe. Very good neirborhood. Native is a very friendly person, and not invasive. The bed is awlsome, very good. Choose this place was the best thing what I could do. Thank you.

Great location, about a 10 to 15 walk to the subway. Lots of places to eat and close to a lot of corner stores. The apt was very nicely decorated, very clean, room is a nice size and you get your own private entrance.

J'ai passé un excellent séjour dans l'appartement de Native à Astoria. Native est une hôtesse très accueillante. Elle fait le maximum pour que vous vous sentiez chez elle comme chez vous. La très grande chambre est décorée avec beaucoup de soin et de goût, ainsi que le reste de tout l'appartement. Le lit est très confortable. Tout est propre. Dans la rue se trouvent de nombreux magasins et de restaurants. Superbe. Merci.

Daphne´s place is definitely the best decision you can take if you are looking for a place to stay in New York that makes you feel just like home! The apartment is super beautiful, uniquely decorated and very clean. And...from the kitchen ( or rather from the very New Yorkish fire ladder, one of my personal highlights of the flat) you even have a view of, well, maybe not the skyline of Manhattan but at least of the Empire State Building! What regards Astoria, I can also highly recommend living in this area: super laid back, safe, very authentic with better cheesecake from the Italian Bakery around the corner than you can find anywhere in Manhattan and quite convenient when it comes to public transportation. During my time in New York I had to commute everyday and it was totally fine, not more than half an hour to Lexington Avenue which is one of the best starting points to discover midtown. And this means something in this city! Finally and of course most importantly: Daphne is one of the most welcoming hosts I have met so far. I have spent two months at her place for doing an internship and staying at her apartment was definitely one of the things that made my time in New York an experience as amazing as it turned out to be. You can get the best advice for discovering the city from a real native New Yorker and you can have the most intellectual and hilarious conversations with her, being sure to get a new perspective on the most different issues. But of course, if you are not so much into talking, she totally upholds your privacy and you can be sure to have your own space, too. So, in short, I can fully and wholeheartedly recommend this place!!

Impeccably clean, quiet and the epitome of excellent hospitality in an amazing, creative space. Cleanliness is so important, especially when it's not your own space, that you find yourself appreciating it all the more when you are carefully considered and taken care of. What a wonderful host with an imaginative eye. There are a lot of hosts that just "host", but this fine lass really loves this part of her job and it's clear she does. I've stayed at quite a few Airbnb's and this one will stand out. I'd recommend this stay to anyone that's interested in Astoria and wants to experience a true Native New Yorker. I loved the sound machine (even though the neighborhood is not consistently loud by any means) I used it to lull myself to sleep. The bed was so comfortable with really lovely sheets and towels. It gets hot in NYC apartments, that's just a fact all over the city and was so happy she had screens in the windows. She had an iron and hairdryer, things you don't think of until you don't have it. I love that she had a guide designed when you check in. Really great reference and with places to go for newbies. I wouldn't change anything. I'm so happy I stayed. If she wasn't so booked up I'd stay again before I'm done with this assignment.

When it comes to travel, I like a loose itinerary that allows for a good mix of spontaneity and accomplishment. I'm not a particularly high-maintenance guest, though I prefer reasonably clean surroundings, when possible. You can expect me to be neat, quiet, responsible, and generally mind my own business. While I'm gregarious at home, I tend to be much more private when I am a guest, especially if I am traveling alone.

So what am I like to live with? As a guest, you can expect to be warmly received in a clean, peaceful and accommodating environment.
