2 night minimum stay on weekends. This neighborhood is a beautiful urban historic district located off the first main street in Nashville. The house itself is a very charming 120+ year old four-square Victorian with 12ft ceilings. There are 4 queen beds and a full size sofa. All four beds feature brand new premium certified memory foam mattresses (super comfy). There is a nice sized, fully fenced in back yard with a fire pit, dining table and corn hole set. The two large bathrooms are accommodating for larger groups. There are also 2 large high def TV's with cable (one in the master bedroom, one if the living room). I updated the space to include 90meg high speed WiFi for your convenience. The large eat in kitchen creates a great additional space for guests to gather and everyone can prepare their own meals if they so desire.

East Nashville is home to some of the most premier and unique dining destinations in Nashville. If you're a foodie, there is no shortage of great places to nosh within a short walk or drive!
There are two keypad entries on the front door. This should allow all paid guests to have 24 hour key-less access to the house. There is a house alarm and security doors includes for your safety should you choose to engage them.
We have a 24/7 maintenance service on call should anything go wrong during your stay. I am also on call should you have any questions or other issues.
We all love Airbnb, however, Airbnb has not given hosts the feature to add tax to your booking (yet!).

-Pets allowed for a non-refundable $75 pet fee that will be added to your total.
-Treat the space as if you crafted it with your own hands.
-There is no smoking allowed and no pets allowed on the property.
-Absolutely NO GLITTER. Any decorations you put up must all be taken down including any tape residue.
-Please leave the house in the condition you entered it in. The cleaning fee does not cover excessive mess. Please follow easy check-out instructions provided. If you follow those, you’ll be in good shape.
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items will result in withholding of deposit.
-NOISE. We ask that you respect our neighborhood and neighbors by keepying your noise level down at ALL times during the day, espeically when outside of the property. Any noise complaints recieved from our neighbors will result in withholding of deposit.
It’s written in our listing description and we remind you here again. TAX IS NOT INCLUDED in the Airbnb quote. As hosts in Nashville, we are required to collect about 16% in taxes which consists of 9.25% Sales & Use Tax and 6% Hotel Occupancy Tax plus $2.50/night. We will give you a tax total for your booking and request that amount AFTER your booking via Airbnb payment request.
There are a few reasons why it isn't included in the nightly rate. One reason is because Airbnb changes the rate every few days depending on the market therefor the tax changes as well which we have to manually calculate because Airbnb doesn't feature the option for hosts to enter the tax rate for our city, we have to collect it in addition to our nightly rate. Nashville hosts are required to collect taxes as imposed by Davidson County. Unfortunately, the Airbnbs in Nashville that aren't collecting the taxes are not in compliance and don't have a permit to do so.
We try to communicate it as clear as possible in our listing in our description and broken down in the "House Rules" before guests book and agree to those terms. We try to be as upfront about it on our listing as much possible avoid surprises.

Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask the day before or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
100% Refund if cancelled 30 days or more out from your reservation date.
50% Refund if cancelled 2 weeks to 29 days out.
No refund if cancelled less than 2 weeks.
