A light and comfortable double room with separate shower in a modern 3 storey house in the ancient capital of Cornwall. Situated adjacent to the A30, overlooked by Launceston Castle, and a 20 minute drive to the scenic coastline of north Cornwall.
A light, standard sized double room on the first floor with a super-comfortable, feather-down topped double bed. There is also a wardrobe, chest of drawers, chair and large mirror with a kettle for making tea, herbal tea, drinking chocolate and coffee, all of which are provided. Guests have sole use of a separate shower room adjacent to the bedroom.
The house backs onto a school playing field surrounded by woods and trees and a river, all of which you can see from the bedroom window.
The house is situated in a quiet and secluded estate with free parking.

I will be here to greet you on arrival and show you around and will leave you to do your own thing. I work from home so will be here most of the time and please feel free to come and go as you please. I am more than happy to chat about the local area and how you can get the best from your stay in Cornwall.
Guests can choose from a selection of a full cooked breakfast of local Cornish produce; toast with marmalade or croissants with strawberry jam; cereal of the day with dairy milk or almond milk, honey, yogurt and freshly poached or fresh fruit; fruit juice, tea, herbal teas and fresh coffee. Breakfast is served at a time to suit you - just let me know the day before.
The front room is due to be re-decorated and the ground floor is waiting to be re-surfaced so currently the kitchen floor is mixture of carpet, concrete and rugs. All areas of the house are kept super clean and tidy, and you will be warm and comfortable with plenty of hot water throughout your stay.
I can accommodate up to 2 children with a Z bed (up to 12 years) and travel cot (up to 2 years) in the front room which you will have full use of. There is also a spare table and chairs in this room and just let me know if you have any preferences for your children for breakfast.
Being a family home I do have a no smoking policy although you are welcome to smoke in the garden if you wish.

Launceston is a market town and square overlooked by a 13th century castle and the gateway between Devon and Cornwall.
It's a 45 minute drive on the A30 from the cathedral city of Exeter, and only 20 miles from the stunning coastline and surfing beaches of the Atlantic Highway. Other attractions close by include The Jamaica Inn, Bodmin Moor, Sibleyback Lake, country walks and pubs, and a golf course.

Launceston is the perfect pit-stop if you are travelling a long way and are heading for south Cornwall, or a lovely place to stay if you want to explore north Cornwall.
