Located in the centre of Norwich next to the famous Norwich Lanes: the perfect location for shopping, exploring and nights out. Ideal for business trips with home comforts and the perfect spot for a city break or a romantic couples getaway.
This is a very secure and very quiet flat, located within one of Norwich's heritage buildings on top of the river. The flat boasts unique original features which command the large, open and airy living and dining space and with a generous double bedroom, full modern kitchen and bathroom this flat is both practical, warm and inviting. Fully carpeted throughout with underfloor heating in all rooms, it makes a great base throughout the year. WiFi internet is available.
Due to previous issues, we would prefer bookings from clients over 30 years of age. We have a strict no children policy.
Guests will have full access to the whole flat, which is located on the first floor of the building and accessible by either stairs or lift. Please note that, on occasion, circumstances beyond our control may render the lift out of order.
Within office hours, you will be able to contact your host by phone with any reasonable queries. We ask that guests do not approach any of the neighbours with their queries or requests and to use the host for these issues should they require assistance. The host does not live on site, and as such this is the ideal rental for those who are looking for a more independent experience.
Key collection and check in is within office hours and must be arranged with the host before arrival as the host does not live on site. Check in is from 3pm. Out of hours check in at the flat is not possible, but key collection from the host's home (30min walk from flat/20min walk from station/>10min by car) or train station may be possible by prior arrangement - confirmation of check in time/collection arrangement should be confirmed with the host before booking. Check out is strictly by 11am.
As a rule, we do not allow bookings of longer than 2 weeks.

Parking: **Please check this is available with the host BEFORE booking if it is essential to your visit!!** While we do have a single designated parking space for the flat, there may be rare instances where the parking space is not available for you desired dates (e.g. during site maintenance) or you may need a second parking space and we hate to disappoint our guests! We make every possible effort to make sure a parking space is available to every booking but sometimes circumstances are out of our control. In these events, there are lots of paid car parks within a 5 minute walk of the flat. There is no readily available on street parking nearby, there is some time restricted parking during evenings/Sunday only. Please contact your host for further details.
*Failure to comply with the house rules during your stay and/or causing a noise nuisance disturbing the other residents in the building will lead to immediate eviction and forfeit of your remaining reservation. This is in accordance with Airbnb's policy and will be enforced 24/7*

24hr Check In is NOT possible. Please contact the host BEFORE booking to confirm your arrival and check in time. The host will endeavour to accommodate your arrival as best as possible but does not live on site and takes no responsibility should a guest book without checking first and find that they are unable to check in.

Disturbance to the surrounding flats/neighbours will not be tolerated. Although access to the flat is through a communal atrium, please keep noise to an absolute minimum so as to avoid disturbing the other residents. This is not a space to sit in and make calls etc., as it disturbs the building's residents.
The maximum length of stay at present to book is 1 week. Please note that all bookings beyond 7 nights will incur an obligatory service clean on day 8 at the price of £25. This is in addition to the standard cleaning fee of £25 at the end of the booking. Before booking, please contact the host to make sure all costs are accounted for on longer rentals. Longer rentals booked without contacting the host first may be cancelled without notice.
The flat is located in a very secure and very quiet building and as such we request that guests respect this: it is a very calm and tranquil space, and we wish our guest's use to reflect this.
We kindly ask that guests leave the flat as they find it, and make sure their washing up is done (guests are welcome to use the dishwasher for this!) and surfaces are left clean and tidy.
We ask that guests do not remove anything from the flat not belonging to them when they leave. All towels and linens must be left in the flat and not be removed at any point and are for bathing/washing only.
The flat is decorated and furnished to a high standard and are the host's own personal belongings: all damage and breakages must be paid for and any missing items will be treated as stolen property and the relevant authorities informed.
The bathroom has an automatic extractor fan on a timer which operates WHEN THE DOOR IS OPENED. Please make sure you KEEP THE BATHROOM DOOR CLOSED AT ALL TIMES, otherwise the fan runs constantly.
Emergency Exits: The nearest emergency exit from the building is located in the opposite corner of the Atrium from the lift entrance. From the front door of the flat (as you look out, with the door behind you) it is straight ahead on the left. Follow through this door and down the stairs. This will exit the building next to the allocated parking space for the flat, and can be used as a quicker exit throughout your stay. Please note that this exit is one way and you are unable to enter the building through this door.
Rubbish: There is a rubbish chute to the main rubbish bins located through the same door as the emergency exit (ahead of the flat door out on the left). Through the door and straight on, follow around the corridor to the right and at the end on the right is the chute hatch. All rubbish must in a tied and sealed bag before entering the chute.
Check out is strictly by 11am.
For ease, please lock the door and post the keys into the post box marked ‘3’ in the lift lobby (on floor 1) as you leave. Please check carefully and make sure you take all your personal belongings with you when you go.
THERE IS ONLY ONE SET OF KEYS* - IF LOST OR DAMAGED, REPLACEMENT SETS ARE CHARGED AT A MINIMUM OF £50 (*the keys are security coded and VERY expensive and difficult to replace!)
