The remainder of the property is low-lying wetlands type environment and not suitable for camping, but serves as a visual buffer and provides wildlife habitat. Aside from the public street along the north side, this property is virtually surrounded by nature preserves. Adjacent to the north and west are large acreage tracts owned by the Coastal Bend Bays and Estuaries program. On the southern boundary is The Pollywog Pond Bird and Wildlife Sanctuary owned by the City of Corpus Christi. Directly across the river is land owned by The Conservation Fund, in partnership with the Coastal Bend Bays & Estuaries Program. The Conservation Fund purchased that property as part of more than 4,700 acres they own in the Nueces River Delta of San Patricio County. That ranch land acreage will ultimately become part of the Nueces Delta Preserve, becoming more than 10,000 acres of contiguous preserved habitat for endangered and threatened wildlife species, and protecting the fresh water flowing into Nueces and Corpus Christi Bays. This camp is on waterfront property about 19 minutes from downtown Corpus Christi and the Marina Arts nightlife/restaurant district, about 45 minutes from Padre Island National Seashore, and about 3 miles from the Calallen Walmart.
