Please read full description before booking. This is an older home with updates and ongoing updating :-). Not a luxury hotel. Adjust your expectations and you will be very happy here. It is on a culdesac and has just enough room for 2 small cars in the drive . This house is near EVERYTHING. The world class Gathering Place, jogging trail, Trader Joes , restaurants, coffee house, art galleries, quaint shops, & clubs. a few minutes drive from downtown, BOK, No parties, smoking, or pets.

We just finished refinishing all the wood floors in our little house and added a brand stove, new kitchen floor, and new counter top, sink and faucet and 2 new mattresses. A guest recommend a few chairs for the back yard and so now we have chairs, tables and a chiminea. Our past guests help us make our place better for future guests :-). If your child is still in diapers, or wets the bed, please bring an alternate sleeping pad or pack-n-play for them. I don't want to risk a fall out of bed or the obvious wetting the bed)
We are updating the paint room by room so please be patient while that happens. The couch is comfy if you have a 5th person. I have a very strict no smoking/ no smokers policy. Absolutely no smoking anywhere on the property. I made a decision to cater to those guests who may struggle with allergens.... which, while I am on the subject, is also why we have a no pet policy. please don't ask about either one of the above. I also request that there be no deep frying as we don't have a vent hood and it is a fire risk.
The property is budget priced as it is, a circa 1950s home with updates. If you are expecting the Hilton you will be disappointed, This is not a luxury hotel, but a quaint, cozy, lived in home. Luxury is just a few miles and a hundred dollars more, just down the street in downtown Tulsa. If you are expecting a home that has been lived in, is tidy, clean, and well loved, you will be very happy here. We are aware of some of the minor imperfections in the house and are working to address them and have priced your stay accordingly. ( the ironwork is in need of painting, for example. ) Again, this is not the Hilton, ( not a $200 a night place ;-). If you find anything that needs attention that I may not be aware of, please privately inform me. Thanks! :-) Oh and during garden season, If you need another pepper or tomato or two for your salad, help yourself in the tiny organic ( no pesticide) garden just outside the back door.
The house has a wide open floor plan and huge windows with lots of trees in the yard makes for a cheery place to hang your hat for a few days. There are french doors that lead to a concrete patio in the back yard where I am working on the gardens.
There is a small tv in the living room with an antenna. You may have to move the antenna to get your favorite channel but you should be able to get around 20 channels easily. If you are planning a big weekend watching the game on TV you probably should choose somewhere else to stay. On the other hand if you plan on watching a rugby game in person, you only have a 3 minute walk to the rugby field just across Riverside Drive. I use the TV cabinet to store board games for you... just like in the olden days ;-)
The house is on a very quiet, culdesac although Riverside drive is one block away. The jogging/walking trail runs along Riverside. It is beautiful. At 41st and Riverside is a wonderful place for picnics and for kids to play. We are also a short walk to the Gathering Place. ( I know 'short' is a relative term so look it up and see if it is walkable for you) This is a very walkable, safe neighborhood. I used to walk my kids to school every day, neighbors walked to the grocery store, and of course, to the river parks, just a stones throw from the back yard. The entry to the house: Do be careful of that first step in front. It is a little higher than the rest.
Which brings me to children. If you have children please know that this is just like a home.... there are cleaning chemicals under the sink and in the bathroom and in the back storage room, there are knives in the drawers, cutting tools in the hall closet and odds and ends of other tools in that closet. If you need to move chemicals to higher shelves or counters, feel free, just put back where they belong before you leave. If your child still wets the bed, please bring your own pack and play or something like that for them to sleep in, I don't collect enough deposit to cover a ruined mattress. If you have a crawling baby, remember this is not like wall to wall carpet which dirt and dust hide under and away from little knees, but wood floors, which, although they are dusted after every guest, may acquire some between guests.
We try to be as green as possible in our lives and in our homes so if you arrive in winter you can expect that the house temp will be set high enough to keep the pipes from freezing, In the summer, AC will be off until you turn it on. The house heats and cools quickly so don't worry you will be toasty in the winter and cool in the summer.
It seems as though every now and then someone pushes my screen out on front and back doors. Be careful not to press on the screens when exiting the house. Thanks!
A recent guest told me something I didn't know. There are free bikes for you to ride, just down the street at the park on 41st and Riverside. You check them out with your credit card and when you return them your card is not charged.
I have tried to cover everything I can think of so that you can feel comfortable giving us a 5 star accuracy, cleanliness, location rating. If you feel like something isn't accurately described, was missed during cleaning, please let me know so that I can remedy it during your stay. I would much rather have a happy guest and a good rating than a disappointed guest and a bad rating. I typically clean the house immediately following a guest's departure so if there is a week in between guests, please be aware that if a bug got in and died during that week that it wasn't due to lack of cleaning.
One last thing. This is my old neighborhood and I have great relationships with the neighbors who I knew when I lived there. It is for that reason, and for our own peace of mind that we do not allow parties here. If you need to make arrangements for small family gatherings, we understand but prefer to keep the population down to 5 or so.

Shades of Brown Coffee House at 33rd and Peoria, ( Say hi to my son Dylan if he happens to be working as a barista that day) Whole Foods at 41st and Peoria, Brookside by Day for a great breakfast, tons of fantastic restaurants to choose from, Doran Gallery cutting edge art, Farmer's Market at 15th and Peoria on Saturdays, Guthrie Green for great music and all sorts of other activities, (SENSITIVE CONTENTS HIDDEN) it...
